Water tank sterilization in Al Kandarah Jeddah
Al Kandarah is a busy commercial district in central south Jeddah, home to hotels, older apartment buildings and dense retail shops. Hotels consume vast volumes of water daily from bathrooms, restaurants and laundry, and tanks need frequent cleaning. Commercial shops and restaurants also have tanks holding idle water due to irregular use patterns.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Kandarah
Buildings here are old and tanks are used intensively. Hotels in particular require large tank capacity and continuous maintenance. The method is set out in full on our Water tank sterilization service.
Hotels have large tanks with very high daily consumption
Hotels in Al Kandarah fill their tanks with large volumes and draw them down rapidly through bathrooms, restaurants and laundry. Continuous flowing water prevents heavy sediment buildup, but high flow pressure causes pipe corrosion and deposits collect on the tank floor.
Kandarah Souq and retail shops have idle tanks
Small shops and restaurants in the souq fill tanks but consumption is irregular. Water sitting idle at night and during closures allows algae and bacteria to grow very quickly.
Old buildings have primitive tanks and corroded pipe networks
Older residential blocks in Al Kandarah have very old metal tanks and heavily corroded copper piping. Rust and oxidation introduce heavy metals into the water and brown residue accumulates rapidly.
The character of Al Kandarah
Commercial area: offices, showrooms and small stores
Al Kandarah is a dense commercial district mixing hotels, retail and old residential blocks. Hotels demand intensive and frequent tank maintenance, shops need repeated sterilization due to irregular use. This variety requires different sterilization schedules and tailored treatments for each building type.
What we read inside the tank before anything starts
A central commercial district in south Jeddah on King Fahd Road, near Kandarah Souq, Jeddah National Hospital, older buildings, hotels and shops along Old Makkah Road and King Khalid Road.
Sediment on the floor
Brown mineral deposits from rust accumulate on old hotel and building tank floors.
The slime film on the wall
Green algae and sludge grow rapidly in shop tanks left idle overnight and during weekly closures.
Light and heat
Corroded copper and iron pipes and loose cover gaps allow contaminants to enter.
The lining and any cracking
High humidity and heat in hotels and restaurants speed corrosion and oxidation reactions.
The lid and the openings
Bacterial biofilm forms on rust and mineral deposit layers in very old tank floors.
What shows up at the tap
Signs of tinted water or metallic smell appear shortly after sterilization, especially in old piping.
How we work
-
1
Inspect and record the condition
We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.
-
2
Drain and lift the sediment out
The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.
-
3
High pressure wash
Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.
-
4
Sterilize, rinse, then return to service
The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.
What water tank sterilization includes
-
A recorded inspection
Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.
-
Draining and sediment removal
The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.
-
High pressure washing
Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.
-
Sterilizing the internal surfaces
A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.
-
Line flush and aftercare
Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.
-
The next cycle
We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.
What is different about Al Balad Sub-Municipality
Al Balad sub municipality covers the historic core of Jeddah and the districts that first grew outside its wall. Its building stock is the oldest in the city: heritage stone houses and apartment blocks from past decades, threaded with hotels, shops and crowded popular markets around Bab Makkah, Bab Sharif and the Kandarah Souq. Nearness to the sea, the Islamic Port and the Arbaeen lagoon keeps humidity high all year, water and drainage networks are old, and narrow lanes, dense eateries and commercial storerooms put food and shelter within reach at every corner.
Questions about this district
Do hotels need different sterilization because water moves fast?
Yes. Fast consumption reduces sediment but increases pipe corrosion effects. Sterilization focuses on removing rust and mineral deposits from the tank floor.
Why do commercial shops need more frequent sterilization than homes?
Idle tanks in shops overnight allow algae and bacteria to colonise very rapidly.
Is rust in old metal tanks a risk?
Yes. Rust shows metal corrosion and heavy metals may enter the water. Sterilization alone cannot solve this-the tank may need replacement.
How often should a hotel tank in Al Kandarah be sterilized?
Large hotels need sterilization every four to six weeks. Smaller hotels may manage every two months.
Do old copper pipes need special treatment during sterilization?
Yes. Very strong sterilants should be avoided as they cause further corrosion. Medium pressure is better than high pressure.
What does tinted or orange water from a restaurant mean?
It likely comes from rust and oxidation in the pipes, not bacteria. This signals the tank needs replacement soon.
How much does water tank sterilization in Al Kandarah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Kandarah.
