Water tank sterilization in Al Wahah Jeddah

Al Wahah is a planned modern villa district east of Haramain Road, with tanks that are newer and in better condition than older quarters. Water comes via relatively modern pipelines but sediment still builds up over time, especially in the hot summer months. Villas have rooftop tanks and apartments have plant rooms equipped with larger, cleaner reservoirs.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Wahah

Villas in Al Wahah were built in recent decades and their tanks are newer, with water maintaining better quality than older quarters. The method is set out in full on Water tank sterilization in detail.

The first reason

Modern villas with rooftop tanks

Most villas in Al Wahah follow clear planning with tanks placed on roofs away from soil contact. Tanks are exposed to direct hot sun in summer, causing water expansion and faster sediment settling.

The second reason

Relatively new but long water pipelines

Water comes via unified underground pipes that are relatively modern but run long distances. Pipeline length causes mineral sediment but less than in old quarters.

The third reason

Stable residential usage patterns

Al Wahah is almost purely residential, and consumption is regular without major fluctuations. This means less sediment than in mixed commercial quarters.

What we read inside the tank before anything starts

A relatively modern residential quarter east of Haramain Road north of Palestine Road, laid out in a regular pattern of villas, apartment buildings and commercial shops. Al Wahah adjoins Al Nakhil and Al Rehab, and houses Al Wahah Park, private schools, mosques and a health centre.

Fine wet sand seen close up

Sediment on the floor

Mineral sediment accumulates in the tank base under direct summer sun, especially when water expands and salts settle.

A concrete wall carrying a damp green layer

The slime film on the wall

Live biofilm grows on tank walls due to moisture and light, and limited ventilation increases growth.

Light and heat

Pipeline runs from tank to taps are relatively short in villas, but may contain mineral sediment from daily use.

A concrete surface carrying fine cracks

The lining and any cracking

Moisture around rooftop tanks is limited because they are exposed to air, but hot summer water causes slow material breakdown.

The lid and the openings

The tank itself is relatively new and the material corrodes or oxidizes slowly on the exposed surface.

What shows up at the tap

Stagnant water may form in distant lines at night during non-use periods, leaving sediment in end-point pipes.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

The character of Al Wahah

Villa district: private plots, gardens and a boundary wall to every house

Al Wahah is a modern villa quarter, meaning tanks are newer, shallower and easier to access. Most tanks sit on roofs making cleaning and sterilization straightforward. The quarter's regular layout means water pipelines are more standardized and uniform.

Questions about this district

Is water in Al Wahah cleaner than other quarters?

Relatively yes. The pipelines are newer and usage more regular, but sediment still builds up especially in summer.

Does sun on rooftop tanks cause extra contamination?

Yes. Heat causes water expansion and increases mineral and salt settling rates.

How often should a villa tank in Al Wahah be sterilized?

Usually every eight to ten months. Regular use and relatively clean water allows longer intervals.

Do plant rooms in apartment blocks need special treatment?

Yes. Large tanks in plant rooms need longer cleaning and complete flushing time.

Is a standard vent opening enough for the tank or do we need extra protection?

Standard ventilation is usually adequate in villas. In summer we may add mesh screening to prevent dust and insects.

Why do tanks in Al Wahah need sterilization if they are newer than others?

Because sediment and bacterial growth happen naturally even in new tanks. Water contains minerals and salts that accumulate over time.

How much does water tank sterilization in Al Wahah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Wahah.
