Water tank sealing in Al Wahah Jeddah

Al Wahah is a relatively new residential district east of Haramain Road, an upscale area with villas, retail and public gardens. Buildings are modern and tanks were built to modern standards. Leaks here typically come from fine cracks due to slow ground movement and hydrostatic pressure.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Wahah

Buildings were constructed over the last 20 to 25 years and have tanks built to relatively modern standards. The method is set out in full on Water tank sealing in detail.

The first reason

Luxury villas with deep buried tanks

Villas in Al Wahah are large and modern with tanks buried deep beneath ground floors. Hydrostatic pressure from high water table causes constant wall stress. Fine cracks appear after 10 years of use.

The second reason

Modern apartment buildings with centralised shared tanks

Apartment buildings here are recent and use unified central tank systems. Cracks appear at joints between large tanks and pipelines and pump points from constant vibration.

The third reason

Constant hydrostatic pressure from high water table

The water table in Al Wahah is relatively high and hydrostatic pressure is constant year-round. Buried tanks face severe stress on lower walls and floors.

The condition of the old lining

Floors of buried tanks need careful inspection for wear from constant water pressure on the lower surface.

Sediment and scale

The high water table in Al Wahah creates constant hydrostatic pressure on tank walls year-round.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Wahah

Villa district: private plots, gardens and a boundary wall to every house

Modern upscale villas mean tanks are completely buried. Treatment requires full excavation, draining and pumping water outside the villa, requiring coordination with the property owner.

Questions about this district

Why do new villas in Al Wahah need tank sealing?

Although villas are recent, hydrostatic pressure from the high water table causes fine cracks after years of use.

Are luxury villas less prone to tank leaks than ordinary ones?

No. Ground and hydrostatic pressure affect all villas equally regardless of size or cost.

What drives the cost of sealing a modern villa tank?

Tank depth below grade, size and number of cracks. Deep large tanks take longer and cost more.

Can fine cracks in a tank be repaired without removing it?

No. Fine cracks need deep cleaning, sanding and new sealant. The tank must be fully drained and the interior accessed.

Do villas built on clean sandy soil need less sealing?

No. Clean soil does not reduce hydrostatic pressure. Water table and seasonal moisture stress tanks equally.

How do we tell if leaking comes from the tank or the pipes?

We inspect the tank fully after draining. Cracks in walls or floor mean tank leaks; cracks in joints or pipes mean they leak.

How much does water tank sealing in Al Wahah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Wahah.
