Annual contracts in Al Mansour Makkah

Al Mansour is an old commercial district strung along Prince Mansour Street, where ground floor shops, showrooms and offices sit directly below ageing apartment blocks and the continuous commercial activity and daily waste streams attract heavy pest pressure. The annual contract places numbered monitoring points distributed along the entire street, with weekly reports protecting both shops and flats from infestation.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Mansour

Activity originates from every direction: from the shops below, from the flats above, from the street itself and neighbouring businesses. Insects do not remain in one place but migrate between floors, neighbouring shops and the street. The contract must track all this movement simultaneously and prevent it spreading. The method is set out in full on our Annual contracts service.

The first reason

A long street makes monitoring difficult and spread inevitable

Shops in Al Mansour do not stand alone. They interlock along the street's length. An insect entering from the first restaurant may reach the fifteenth shop before anyone notices. The annual contract places numbered monitoring points distributed along the entire street length, not just at doors and windows but at regular intervals so movement is visible before it spreads.

The second reason

Shops and flats share walls, roofs and connecting passages

A thin concrete floor and shared pipes separate the ground floor shop from the flat above. Insects climb and descend freely. The contract must monitor this junction directly with points in both the shop and the flat together. One point cannot do the work of two on the pretence of protecting both tiers.

The third reason

Cracks and age make old buildings porous like sieves

The old apartment buildings along Al Mansour have poor air sealing. Cracks in outer and inner walls are common, raised roofs and water tanks leak. Insects enter through all these openings. The contract focuses on walls, cracks and high level vents, not just floors and corners.

What sets the shape of the contract

The area packs dense commercial and residential use into a tight footprint. Prince Mansour Street is a long exposed corridor to wind and dust. Shops open directly onto the street with no separating passages, and old flats sit directly above them with minimal structural separation.

A raised goods-in door at a loading bay

The goods-in door

The goods-in door of the shop opens directly onto the long street, and the contract monitors this zone with a numbered point that intercepts pests arriving from the street and neighbouring premises.

Commercial waste containers beside a building

The waste area

The waste area in the commercial shop accumulates rapidly from daily trade, and monitoring points are positioned near waste skips and collection corners where flies and beetles congregate.

A stainless floor gully in a commercial kitchen

Drains and grease traps

Drains from the shop and water pipes interlock with pipes from the flat above and adjacent shops, and the contract places sealed traps on main openings and monitors shared lines where pests can migrate between premises.

Racking and pallets in a dry storeroom

Dry store and pallets

The dry store behind the shop is exposed to moisture from the flat above and dampness accumulates quickly, so monitoring points are positioned on storage racks, corner junctions and high level vents to track activity before goods are affected.

A monitoring station fixed along an exterior wall

Fixed, numbered points

Numbered monitoring points are distributed along the street: one at the main door, one on the shared boundary with the neighbouring shop, points at corners and high openings, so pest movement is visible regardless of direction of approach.

An open file holding a visit log and a site plan

The file itself

The file holds a street map showing your shop location, neighbouring premises, and the location and number of each monitoring point photographed in place, and weekly reports show which points recorded activity and from which direction the pressure is coming.

How we work

  1. 1

    Survey and risk assessment

We walk the building from the goods-in door through preparation, stores and washrooms, and record the species pressure, the entry routes, the moisture and which areas carry which level of risk.

  2. 2

The plan, the map and the frequency

We number the monitoring positions on a plan of the site, agree the visit frequency from what each area handles and how open the building is, and agree who receives and signs the report.

  3. 3

    The scheduled visits

Every visit reads the same route, point by point, records the reading even when it is nil, and treats the area the reading calls for rather than the whole building.

  4. 4

    Review and reading the trend

We read the visits together rather than one at a time: where the readings climbed, which corrective actions are still open, and whether an area needs more points or closer visits.

What the annual contract includes

  • A technician inspecting with a flashlight

    Opening survey and site plan

A walk that fixes the risk areas and the entry routes, and a plan with the monitoring positions numbered before anything is installed.

  • A gloved hand applying bait into a joint

    Numbered monitoring points

Fixed positions on a set route, opened, read and logged every visit, and replaced when damaged.

  • A spray nozzle in close detail

    Targeted treatment when called for

On the cracks, junctions and service areas the reading points to, and outside operating hours where that is needed.

  • A metal floor drain

    Drains and waste areas

Floor gullies, grease traps and the ground around the containers on every visit, because that is the source that renews itself.

  • A clean kitchen counter after treatment

    Report and corrective actions

After every visit: what was found, what was applied and where, and what the site needs to fix, such as a door gap or a missing drain cover.

  • The visit report being written on a clipboard

Scheduled visits and visits in between

A schedule agreed in the contract, plus a visit when activity appears between two dates, logged like any other.

The character of Al Mansour

Commercial area: offices, showrooms and small stores

Ground floor shops strung along a long commercial street differ fundamentally from isolated premises because they are interconnected through shared walls, pipes and common service channels.

Questions about this district

Our shop is new and sealed but surrounded by old shops. Why do insects enter from neighbours?

New sealing helps but it does not isolate you. You occupy the same street and share walls with adjoining shops. Insects migrate from old premises through common walls and shared service runs. The contract monitors the shared wall junction with points on both sides and treats the connecting zone directly.

Are the flats above our shop covered by our contract or do they have separate contracts?

If flats are owned separately, they may have separate contracts. But insects do not respect contract boundaries. Coordination is essential. A unified contract covering the shop and all flats above it is best practice. If contracts are separate, monitoring points must be integrated across shared walls so treatment is coordinated.

The street is packed with foot traffic day and night. When can the work happen?

The contract does not require closing the shop or emptying the flat. Visits read the points and treat rapidly without interrupting business. Visit times can be scheduled to suit your activity and the street's busiest and quietest periods.

Does street dust and wind from the traffic add to the pest pressure?

Yes. Street dust carries insect eggs and wind drives them through vents and openings. Points are positioned to track external pressure on the building. Treatment focuses on entry barriers and high level vents where wind blown insects congregate.

Our shop has small animals. Are the monitoring points and products safe for them?

Products used are safe for animals when applied correctly. Points are placed where animals cannot reach them. The contract includes special safety measures for premises that keep animals or live plants.

If the municipality carries out an inspection, will our report satisfy them?

The report shows inspection dates, treatment dates, numbered point locations and results. Yes, the contract record stands up to municipal inspection and audit.

How much does annual contracts in Al Mansour cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Mansour.
