Annual pest control contracts for restaurants, hotels and warehouses
We start with a survey that fixes the entry routes and the risk areas, install numbered monitoring points that are read on every visit, and hand over a report each time covering what was found, what was treated and what the building itself needs closed.
-
Targeted, not broadcast
Product goes into cracks and runways, never sprayed across open surfaces.
-
Told before we start
What we will use, where it goes, and what to cover or move before we arrive.
-
A follow-up visit
We return after the first treatment, because what survives it does not show on the day.
-
Homes and businesses
Apartments and villas, and kitchens and stores that need a record of each visit.
Why call-outs do not hold up in a business
Three reasons, and all three surface on the day somebody asks for the record.
A call-out covers one day
The call comes after the sighting, so the area that was seen gets treated. The delivery door, the drain runs and the waste area stay exactly as they were until the next sighting.
There is no series to read
A single reading tells you nothing. The value is in repeating the same route and the same points, so that rising pressure at one position shows up before it becomes an infestation.
The paperwork is asked for afterwards
An auditor does not ask what you did last week. They ask for the scope, the station map, the visit dates, the findings and which of them were closed. That cannot be assembled after the fact.
What sets the shape of the contract
What we walk in the first survey, and why each item changes the number of points and how often we come.
The goods-in door
Pests arrive on pallets and cartons rather than through walls, and a door held open through a delivery decides how dense the points are along that wall.
The waste area
A lid that does not close, or a container pushed against the wall, gives flies a breeding site and rodents a food source, and that fixes where the external ring sits.
Drains and grease traps
Floor gullies and the grease trap are the route the larger species uses, which is why a kitchen programme starts below floor level rather than on the surfaces.
Dry store and pallets
A pallet pushed to the wall removes the inspection strip and hides the first evidence, and how fast the stock turns tells us whether stored product pests belong on the list at all.
Fixed, numbered points
A point only means something while it stays where the map says it is, so moving one for a clean-down or a re-layout breaks the series the decisions are read from.
The file itself
In a commercial contract this is the product: scope, station map, visit dates, findings, corrective actions and the state of each one.
How the visit runs
Four steps. It starts with a survey of the site and does not end at the first treatment visit.
-
1
Survey and risk assessment
We walk the building from the goods-in door through preparation, stores and washrooms, and record the species pressure, the entry routes, the moisture and which areas carry which level of risk.
-
2
The plan, the map and the frequency
We number the monitoring positions on a plan of the site, agree the visit frequency from what each area handles and how open the building is, and agree who receives and signs the report.
-
3
The scheduled visits
Every visit reads the same route, point by point, records the reading even when it is nil, and treats the area the reading calls for rather than the whole building.
-
4
Review and reading the trend
We read the visits together rather than one at a time: where the readings climbed, which corrective actions are still open, and whether an area needs more points or closer visits.
What the annual contract includes
-
Opening survey and site plan
A walk that fixes the risk areas and the entry routes, and a plan with the monitoring positions numbered before anything is installed.
-
Numbered monitoring points
Fixed positions on a set route, opened, read and logged every visit, and replaced when damaged.
-
Targeted treatment when called for
On the cracks, junctions and service areas the reading points to, and outside operating hours where that is needed.
-
Drains and waste areas
Floor gullies, grease traps and the ground around the containers on every visit, because that is the source that renews itself.
-
Report and corrective actions
After every visit: what was found, what was applied and where, and what the site needs to fix, such as a door gap or a missing drain cover.
-
Scheduled visits and visits in between
A schedule agreed in the contract, plus a visit when activity appears between two dates, logged like any other.
Exactly where the product goes
-
1
Inside joints, not on surfaces
Bait goes into a cabinet joint or a gap behind an appliance, in dots the size of a match head, in places no hand reaches and nothing touches in ordinary use.
-
2
Away from where food is
Nothing is sprayed on preparation surfaces, inside food cupboards, or across open floor in living rooms and bedrooms.
-
3
A little preparation first
Cover dishes, move water bowls. We give you the ventilation time for your treatment on the call, rather than a general number printed on a page.
-
4
Tell us the exceptions
Asthma, an allergy or a pregnancy in the home changes the product choice and the order of the visit. It is a change we make often and it does not delay the appointment.
Our work

What customers say on Google
Excellent, quick service. They dealt with the problem on the first visit and came back afterwards to check.
Translated from the Arabic original.
Respectful team, they kept to the appointment, and they explained what they used and which places they had treated.

Honestly the best company I have dealt with. They kept to the time and the result was clear from the first visit.

Common questions
What does a contract give me that a call-out does not?
The series and the record. A call-out treats what was seen that day and stops there, while a contract reads the same points every time, so pressure building at the goods-in door or the waste area shows up before it reaches the floor or the kitchen. A home usually wants the regular visits without the documentation, which is Preventive treatment.
How often are the visits, and who decides?
It is set after the survey, and it is not one answer for every site. Areas handling open food are visited more often than a closed dry store, a building taking deliveries daily needs closer visits than one that is sealed, and the readings from the first months move the schedule up or down. The frequency is written into the contract after the walk, not before it.
Will the record stand up at an inspection or audit?
The file carries the scope, the numbered station map, the date of each visit, the readings and findings, what was applied and where, and the corrective actions with the state of each. It is a record of what was actually done and when, and we do not sign anything on your behalf. Food service has a tighter arrangement in Restaurants and cafes.
We saw activity between two visits. Has the programme failed?
No. A point that registers a reading is doing its job, which is the reason it is there. What matters is where the reading rose: a repeated climb at one position usually means the building changed, a new supplier's pallets, a door left open, a missing drain cover. We treat, and we log the cause rather than the symptom. Permanent nil readings across every point usually mean the points are not being read, not that there is nothing there.
Can the work happen outside operating hours?
Yes, and for most contracts that is the default: kitchens and dining areas at night, schools and nurseries outside teaching days, shops before opening. We agree which areas are cleared and covered before we arrive, and we set the ventilation time for each situation on the call, because it changes with the product and the space. More in Schools and nurseries and how to prepare the site before a visit.
Can other work sit on the same schedule?
Yes, and it is usually what a site asks for, so that visits and files do not multiply. Water tanks join the annual schedule through Water tank cleaning followed immediately by Water tank sterilization, and shared areas can carry periodic Disinfection. Each item enters the same file with its own date and report.
What does an annual contract cost?
It is set after the survey, because the figure follows the size of the site, how many areas need cover, how many monitoring points the layout demands, how often we come, and whether the work happens inside or outside operating hours. We walk the site first, then send a written proposal setting out the scope, the number of monitoring points and the visit schedule before anything is signed.
