Cockroach control in Al Adl Jeddah

Al Adl runs as a residential strip between Old Makkah Road and the Makkah to Jeddah Expressway, and its commercial axes put restaurants and grocers directly beneath the flats. That closeness is what shapes the work here: a German cockroach in your kitchen has usually bred in a shop below, so we begin at the commercial source rather than the counter where you first saw it.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Adl

Working across Al Adl, we notice most calls come from flats sitting above or beside a shop, while the villas set further back from the commercial axes stay markedly quieter. The method is set out in full on Cockroach control in detail.

The first reason

The source is the shop, not your home

Along Al Adl's axes, restaurants and grocers open directly below the flats, and their kitchens run day and night. The German cockroach crossing your worktop has most likely bred in a unit downstairs, so treating your flat alone leaves the source working and the problem returns.

The second reason

A flat and a villa are not the same job

Al Adl mixes terraced flats that share drainage runs with villas that have gardens and outdoor manholes. A flat needs the shared paths to the neighbours sealed, whereas a villa needs its inspection chambers and drains treated before an American cockroach walks in from outside.

The third reason

Drain lines run under the axes

Two large roads bracket Al Adl, and between them runs a drainage network serving the shops. On warm nights the American cockroach climbs those lines to the nearest opening, so we seal the floor drains before spraying. Skip that and it simply returns from where you cannot see it.

Before treatment

The species and the place decide the method

The ground floors along Al Adl's commercial axes are taken up by shops and food stores, with flats stacked above them. Whatever breeds in a store at street level finds its way up into the kitchens directly overhead.

A small light brown German cockroach

It reaches Al Adl's flats from the kitchens of neighbouring shops, riding in on bags and cartons, then settles in the warm voids of cupboards beside the hob.

A larger dark cockroach on a wooden surface

American cockroach

Larger, it enters Al Adl's villas through garden inspection chambers and the drain lines that run under the commercial axes, most often on humid nights.

An oven and gas hob beneath wooden shelving

Appliance heat

The small kitchens in flats above the shops are crowded with appliances, and the warmth of the fridge and oven gives the German cockroach somewhere to lay its eggs out of your sight.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

In Al Adl's terraced flats a drain pipe shared with the neighbours often runs behind the fridge, and that warm, damp gap is the first place we check.

A tap carrying water droplets

Water before food

A cockroach can go without food but not water, and the leaks under the sinks and ageing pipework of Al Adl's flats are enough for it, so we dry the water out before we seal the food away.

A dimly lit kitchen at night

What you see at night

One cockroach crossing your Al Adl kitchen after the light goes off means dozens more hidden in a void nearby, and the count you see at night is only a small part of the truth.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

The restaurant below my flat is the cause, so what can I do?

We treat your flat and seal the routes the cockroaches use to come up from below: pipe openings and cracks around the meters. The source inside the shop remains, so we would suggest asking the owner to treat his kitchen at the same time, otherwise it keeps feeding the building.

My neighbour treated his flat and now they have come to me

This is common in Al Adl's terraced flats: treating one flat pushes the cockroaches through the shared pipework into the one next door. The real fix is to treat the building as a unit, or at the very least to seal the drain openings and cracks between you and the neighbours.

My villa garden has large cockroaches in it

The large American cockroach in Al Adl's villas comes from the drainage inspection chambers and the garden irrigation, not from inside the house. We treat the chambers and the outdoor drains and set a barrier at the doors and vents so it cannot crawl indoors at night.

I bought second-hand furniture, will it bring cockroaches?

Yes. The German cockroach travels in used furniture and appliances, tucked inside drawers and joints. Before you bring any piece into your Al Adl flat, check the corners and gaps, and if you find signs of eggs we can treat the item before it settles into the kitchen.

My flat is on a busy commercial axis, does that matter?

It does. The commercial axes in Al Adl mean food waste and stores nearby that run all day, a constant source. We concentrate on the points where it enters from the street and the adjoining stores, and we return for follow up more often than we would for a flat set back from the axis.

Is treatment different in an older building near Old Makkah Road?

The older buildings in the north of Al Adl, near Old Makkah Road, have more pipework and more cracks, which give the cockroach extra hiding places and routes. We give these buildings a closer look at the joints and party walls, and treat points that the newer builds further south do not need.

How much does cockroach control in Al Adl cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Adl.
