Why they keep coming back in Al Diyafah

The first reason

Stacked flats, shared risers

In Al Diyafah's blocks the kitchens and bathrooms sit directly above one another and share the same drainage risers. The cockroach you treated in your own flat may be arriving from next door. That is why we follow the pipe line through the wall, not just the room you can see.

The second reason

Buildings on the old road

The district runs along the old Makkah to Jeddah road, and its buildings have age on them. The gaps around doors, windows and thresholds have become fixed entry points rather than one-off cracks. After treating, we close these openings so the problem is not simply topped up again from outside.

The third reason

Furnished flats and changing tenants

Near Al Zahir and the old road, many flats are let furnished and their occupants change. Furniture moves from one unit to the next, and the German cockroach travels with it, tucked inside a table drawer or a small appliance. So we inspect the furniture and its joints, not only the floor.

The blocks along the old road are not new. Years of movement have cracked the floor tiling and dried out the sealant around sinks and skirting, opening harbourage that a surface spray passes straight over and never reaches.

The commonest in Al Diyafah flats: small and tan, it hides near water and warmth in the kitchen and moves between units along the shared risers, so treating one flat rarely settles the block.

Appliance heat

The heat off the fridge, oven and water heater draws the German cockroach in a small flat kitchen, and it gathers behind the motor where the warmth holds through the night.

The gap between the fridge and the wall in a small kitchen is warm, dark and rarely cleaned, which makes it the first nest we look for in flats across this district.

Water before food

A cockroach can go without food far longer than without water, so in these flats we start at sink and heater leaks before we ever look at crumbs or food left out.

What you see at night

What you see running across the kitchen tiles at night is the few that came out for water. The greater part stays hidden in the cracks of the wall you share with the neighbour.

Questions about this district

My neighbour in the block treated their flat. Will they come back to me?

Often yes, if the shared risers are still the source. When only one flat is treated, the cockroaches move along the drain line to the nearest flat that has water. It is better to coordinate treatment across the building, or at least treat the crossing points between the two flats.

My flat is let furnished. Does the change of tenants matter?

Yes. In the furnished flats near the old road, both the tenants and the furniture change over, and the German cockroach rides along inside drawers and appliances brought from another unit. We inspect the furniture and its joints when we start, not just the visible surfaces.

I live on the ground floor. Is my situation different?

Yes. Ground-floor flats sit closest to the inspection chambers and floor drains, so the American cockroach climbs up to them from below. On the ground floor we concentrate on drain covers and pipe openings far more than we would on the upper storeys.

Is treating my flat alone enough, without the rest of the building?

It will bring the numbers down, but it may not finish them if the source is a shared riser or an empty flat next door. We treat your flat and seal the crossing points in the wall and pipework, and if they keep returning we advise treating the building together.

The flat next to mine has been shut up for a while. Could that be the source?

It can be. A flat left closed for a season still holds water in its heater and drains while no one uses it, so cockroaches breed there quietly and then spread out looking for water when it dries. We take a closed neighbouring flat into account when we trace the source.

I see cockroaches in the building's air shaft. What do we do about it?

The air shaft between the flats collects damp and the mouths of the drain pipes, and it makes an ideal run for the American cockroach between floors. We treat its openings and pipes as part of the visit, because leaving the shaft untreated means the cockroaches return to every flat that opens onto it.
