Drainage that has not settled yet
The subdivision's drainage is new and its manholes are still being connected, so the joints around the pipes are not fully sealed. Those small gaps beneath the sinks are the first route the American cockroach uses to climb up into the villa.
Homes furnished for the first time
Moving into a new villa means furniture and appliances arriving from older districts, and any one of them can carry German cockroach eggs in a drawer or behind a fridge motor. The nest starts quietly, well before a single cockroach is seen in the kitchen.
Open ground on every side
The empty plots between villas leave a stretch of soil and irrigation where the larger cockroaches live outdoors. When the heat peaks they come inside looking for water, rather than breeding within the house, which changes where we treat and what we seal.
The species and the place decide the method
The unbuilt plots around the subdivision collect irrigation and drainage water and keep the ground damp at the edges of each villa. That damp margin becomes a corridor along which the large American cockroach reaches the nearest kitchen or bathroom.
German cockroach
Usually arrives as a passenger inside a second-hand fridge or kitchen cupboard carried into the new villa, then settles into the warmest corner long before anyone sees it.
American cockroach
Larger, and it comes from the white land and the drains ringing the subdivision, showing up in the bathroom or utility sink after a hot night.
Appliance heat
New appliances are everywhere in these homes, and the steady warmth behind a fridge or oven gives the eggs the constant heat that hatches them all year.
The gap behind the fridge
Freshly fitted kitchens leave a gap behind the fridge, and in a villa no one has lived in before you, that is the quietest place for a nest to begin.
Water before food
A cockroach heads for water before food, and in a new build it is the building damp and the space under the basins that draw it first, not kitchen crumbs.
What you see at night
On the wide villa floors, what crosses the tiles at night is one cockroach out for water, while the nest stays hidden in a corner further off.

Does the empty land next door bring them in?
Yes. The unbuilt plots hold irrigation and drainage moisture and shelter the American cockroach outdoors. We treat the edges of the villa and the drain entries so it cannot cross from the bare ground into the house.
Should I check second-hand furniture before bringing it in?
It is worth it. Drawers, the back of a fridge and the corners of kitchen cupboards hide eggs more than anywhere else. Tell us what you moved into the villa and we will aim the inspection straight at it before it spreads.
The villa is still being finished, when should we treat?
Treating before the kitchen goes in is easier, because the joints around the pipes and under the sinks are exposed and can be sealed. If the build is already complete, we reach them through the drain points themselves without breaking anything open.
Does watering the garden make it worse?
Irrigation around the villa leaves damp ground that the larger cockroaches head for in summer. We will not ask you to stop it, but we treat the collection points near the walls and entrances and seal whatever tries to slip in from there.
The villa is large with many rooms, is treating the kitchen enough?
We focus on the kitchen and bathrooms because they are the water source, but in a large villa we follow the pipe runs through to the other rooms. The nest stays close to water, even if you spot a single cockroach in a distant room.
