Cockroach control in Al Buhayrat Makkah
Al Buhayrat is a young north-western extension of Makkah, set in low ground between Al Nawariyyah and Al Salamah, close to Al Tan'eem. The buildings are still being finished, the drains are newly connected, and rainwater gathers at the foundations. That mix brings two problems at once: German cockroaches arriving with the furniture, and American cockroaches climbing from fresh drainage. Here the treatment starts at the source, not the wall.
-
Targeted, not broadcast
Product goes into cracks and runways, never sprayed across open surfaces.
-
Told before we start
What we will use, where it goes, and what to cover or move before we arrive.
-
A follow-up visit
We return after the first treatment, because what survives it does not show on the day.
-
Homes and businesses
Apartments and villas, and kitchens and stores that need a record of each visit.
Why they keep coming back in Al Buhayrat
In the newer flats here, the first sighting often comes a few weeks after a family moves in, once a German cockroach that travelled inside a packing box or a second-hand appliance has settled behind the kitchen units. The method is set out in full on the full Cockroach control page.
Buildings that are not finished yet
Many blocks in Al Buhayrat are still being completed, and the building sites next door are a standing reservoir that feeds the finished flats. Empty, half-built ground offers water, rubble and shade, so we close the entry points on the unoccupied side before we treat anything indoors.
Low ground and newly connected drains
Because the district sits in a hollow, the drainage runs under a heavier load of damp, and the new joints leave gaps at the manholes. American cockroaches climb up through those gaps at night, so we work the drainage runs and the service openings, not the kitchen on its own.
Flats filling one at a time
The blocks here are taken up flat by flat, so shared pipes and light wells sit half-occupied while cockroaches move along them from an empty flat into a lived-in one. Treating a single flat is not enough unless the crossing points in the riser and the pipework are closed too.
The species and the place decide the method
The name means the lakes, and it fits: this is a basin. After rain, water pools around the foundations of the new blocks, and American cockroaches find their way up from the drains and service openings nearby.
German cockroach
The German cockroach usually arrives in Al Buhayrat with the moving boxes or a second-hand appliance, then settles into the warmth of a newly fitted kitchen, close to water.
American cockroach
The American cockroach comes up from the district's new manholes and drains, and shows itself more after rain, when the damp rises under the low-lying blocks.
Appliance heat
New kitchen appliances give off heat at the back, and that warmth draws the German cockroach to the rear of the oven, fridge and washing machine in freshly fitted flats.
The gap behind the fridge
Fresh installation and new tiling leave a gap behind the fridge, right by the water connection, and in Al Buhayrat's kitchens that is the first place we check.
Water before food
A cockroach looks for water before food, and on this low ground it finds a leak or condensation around the new pipework long before it finds a crumb in the kitchen.
What you see at night
One cockroach on bright new tiling at night points to an established nest close by, not a passing stray, so we track it back to where it came from.
How we work
-
1
Inspect and identify
We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.
-
2
Treat the harbourage
Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.
-
3
Close what can be closed
We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.
-
4
The follow-up visit
We come back once the surviving egg cases have hatched, check the points and re-treat where needed.
What cockroach control includes
-
A recorded inspection
Species, harbourage points and moisture sources, established before anything is applied.
-
Placed gel bait
In cabinet joints, cracks and behind appliances, where the insect actually travels.
-
Targeted spray where needed
On runways and junctions, never on preparation surfaces or open floors.
-
Drain and entry treatment
Floor traps, shafts and pipe entries, which is where the larger species comes from.
-
Aftercare instructions
Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.
-
A scheduled follow-up
A set date after the first treatment, and re-treatment of anything still active.
Questions about this district
I have just moved into a flat in Al Buhayrat, so where did the cockroaches come from?
They most likely arrived with you without your noticing: inside packing boxes, within a second-hand fridge or washing machine, or across the shared pipework from a neighbouring flat. We check those three routes first, before any spray goes down.
Does the building site next door affect my flat?
Yes. Unoccupied building plots offer water, rubble and shade, so they become a reservoir that sends cockroaches into the finished blocks nearby. That is why we treat the entry points on the site side, not just the inside of your home.
Why do we see more cockroaches after rain?
Al Buhayrat sits in low ground, so after rain the water level in the drains rises and pushes American cockroaches up from the manholes and openings. At that point we concentrate on the drain covers and the pipe routes rather than the kitchen surfaces.
My neighbour treated their flat, will they move to mine?
They may. In blocks that are only part-occupied, shared pipes and a common light well let cockroaches cross from one flat to the next, especially when a single flat has been treated on its own. The answer is to treat the shared crossing points, not one flat in isolation.
I fitted a new kitchen, how did cockroaches get in so quickly?
The warmth behind new appliances and the gaps around fresh connections make an ideal shelter, and the condensation nearby gives them the water they need. We check the back of the oven and fridge and the water feeds under the sink.
I have a new villa with a garden, does the irrigation bring cockroaches?
New garden irrigation and the standing water it leaves near the foundations, on low ground, draw the American cockroach towards the ground-level entrances. We suggest keeping the watering away from the walls, and we check the door thresholds and the outside drainage outlets.
How much does cockroach control in Al Buhayrat cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Buhayrat.
