The first reason

A new unit is furnished all at once with appliances and boxes brought from earlier stores and homes, and the German cockroach and its egg cases travel hidden in the joints. We check what is moved in and its seams before an infestation settles into a clean, brand-new kitchen.

The plan mixes housing with trade, so shops and stores open on the ground floors under the flats. An untreated shop kitchen becomes a permanent source, and the cockroach climbs from it through the shared pipework into the units above. That is why we look at the whole building, not one door.

It usually arrives with the fridges and cookers moved into the new units, then settles into a recently occupied kitchen that had never shown a single one before.

Appliances newly switched on in the new kitchens give steady warmth behind the fridge and oven, and that warmth speeds up the breeding of the German cockroach that has just arrived.

In flats that have only just been furnished, the gap behind the fridge is the first dark, warm hiding place, so we begin the inspection there before anywhere else.

Water before food

New-build plumbing can leave small leaks under the sinks, and the cockroach goes for that water before any crumb, so we dry the source first.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

Questions about this district

I bought a brand-new flat, so how did cockroaches get in?

The building may be new, but the furniture and appliances moved into it are not. The German cockroach travels inside them with its egg cases stuck to the joints, so it starts in a kitchen that was occupied only days ago. We check the moved-in items and treat the hides before it spreads.

There is a building site next to me, does it affect the treatment?

Yes. As long as the digging and the temporary drainage continue, cockroaches keep being pushed toward the neighbouring units. So we concentrate on tightening the entry points at doors, pipes and drain openings, and we recommend a follow-up visit to close whatever appears as the construction moves on.

There is a shop below my flat and it is the source, what do we do?

The plan puts shops on the ground floors under the housing, and an untreated shop kitchen stays a source the cockroach climbs from through the shared pipework. Treating your flat alone is not enough. We inspect the building and deal with the point of contact between the shop and the units above it.

The building is new with new plumbing, so why are there cockroaches?

New plumbing can look sound, but unsealed connections and small leaks under the sinks give the cockroach the water it looks for first. We trace the damp under the sink unit and the bathroom, and we close the gaps around the pipes that fast work has left open.

Should I treat the flat before I move the furniture in?

Yes. An empty flat is easier to treat: we reach the corners and voids before furniture hides them, and we place bait in the kitchen and bathroom. Then we check the appliances and boxes you bring in, so you do not carry an infestation into a place that was just treated.

Building around me goes on, will the cockroaches come back after treatment?

As long as the surroundings are an active site, the pressure from outside stays. So we do not rely on spraying alone: we tighten the openings and place bait that stays effective, and we return for a follow-up visit that deals with whatever the new construction has driven toward your unit.
