Garden before neighbour

A detached villa shares no pipework with anyone, so the American cockroach does not arrive from the flat next door. It climbs from the watered garden and the fresh drainage network into the ground floor, which is why we treat the entry points at ground level rather than at the ceiling.

Moving into a new villa means carrying fridges, washing machines and kitchen boxes from an older home, and German cockroach eggs travel hidden inside them. So we start with the appliances that were moved in, not with the clean corners of the new house.

Many plots in the scheme are still empty or active building sites, holding standing water and rubble that shelter the American cockroach. While the surroundings stay open, we concentrate on the edges of the villa, the garden entrances and the ground gate where it crosses.

The villas here stand on their own with gardens that get watered, and many still have open ground and building rubble alongside them. Both are damp harbourage the American cockroach leaves at night, heading for the ground floor.

German cockroach

Here the German cockroach is a newcomer, arriving inside a fridge or a kitchen box carried into the villa, then settling in the warmest damp corner it can find.

The American cockroach comes from outside the house: from the watered garden, from the fresh drainage inspection chambers, and from the open ground pressed up against the villa wall.

A modern villa kitchen is crowded with appliances, and the constant warmth of their motors gives the German cockroach a heated corner to nest in, right beside the food.

A newly fitted kitchen leaves a narrow gap behind the fridge, warm and dark, and it is the first place we check because it is the best shelter for the eggs.

Water before food

In the dryness of Makkah the roach looks for water before food, so it heads for the villa bathrooms, the garden hose and the floor drains before it ever reaches the kitchen.

What you see at night

What you see at night on a garden-facing ground floor is an American cockroach that has just crossed in from outside, not a measure of how big a nest indoors has grown.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

Questions about this district

We just moved into a new villa, where did they come from?

Most likely with you. A new villa is clean on handover, but the German cockroach travels hidden inside the fridge, the washing machine and the kitchen boxes brought from your previous home, then emerges after a few days. That is why we inspect the moved-in appliances first.

Does watering the garden attract them?

Yes. Irrigation water and damp soil around the villa draw the American cockroach, which lives outdoors and comes inside looking for water. We suggest keeping watering points away from the house wall, and we treat the route it uses to enter at ground level.

The plot next to us is still under construction, does that matter?

It does. Building sites and empty plots nearby hold standing water and rubble that shelter roaches, and they cross from there into your villa. We cannot treat someone else's land, but we harden the edges and entrances of your house so the open surroundings stay outside.

We bought a second-hand fridge, could it carry them?

It could. Used appliances are one of the most common ways the German cockroach enters a new home, because its eggs cling to the warmth of the motor at the back. Tell us about any second-hand item that arrived recently so we can check it before anything else.

The villa has two floors, do you treat both?

Yes, but with a different focus. The ground floor, connected to the garden and the kitchen, is the first risk area, so we start there and at its entrances. Then we check the upper floor, its bathrooms and its pipe runs to be sure nothing has begun climbing through the internal plumbing.

Are the floor drains in a new build an entry point?

Yes. In a new villa the floor drains and inspection chambers can sit with dry traps before the house is fully in use, and the American cockroach climbs up from the sewer line through them. We seal and treat these openings during the visit.
