Cockroach control in Al Rayyan Jeddah

Al Rayyan sits east of the expressway, between the air base bridge and Al Kawthar, and the Al Thuraya and Al Sultan subdivisions are mostly apartment blocks. Flats here are stacked on shared kitchen and bathroom risers, so a German cockroach does not stay in one flat: it travels the pipework between units. Treat your flat alone and you leave the door open for the neighbour's to refill it.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Rayyan

In the Al Thuraya and Al Sultan blocks, an infestation usually starts in one flat, then shows up next door on the same stack, and only later do the rest of the residents begin to complain. The method is set out in full on how we approach Cockroach control.

The first reason

Vertical stacks tie the flats together

The blocks here stack kitchen over kitchen on a single waste pipe. A German cockroach climbs and drops inside it, so what you find in your flat may have started in the kitchen one floor down. We follow the stack, not the single flat, which is why a one-flat treatment rarely holds.

The second reason

Ground floors, bin stores and car parks

The Al Thuraya and Al Sultan blocks have ground floors given over to parking and shared refuse rooms. The big American cockroach breeds in those ground drains and bin stores, then climbs at night through the stairwell and lift shaft toward the lower flats. That entry point sits outside your front door, not inside it.

The third reason

Rented flats and second-hand appliances

Most flats in Al Rayyan are rented, and tenants change often. A German cockroach arrives inside a used fridge or oven, or in the moving boxes from a previous home, and settles before anyone notices. So our first inspection starts with the appliances and cartons that came into the flat most recently, not with the cupboards that were always there.

Before treatment

The species and the place decide the method

The apartment blocks of Al Rayyan are built on shared vertical waste stacks that connect one flat's kitchen to the one above and below. Those pipes stay damp all year, and that constant moisture is what keeps the German cockroach breeding through summer and winter alike.

A small light brown German cockroach

German cockroach

The German cockroach is the apartment-block roach here: small and brown, it lives in flat kitchens and moves between neighbouring units through the shared waste pipes rather than across open ground.

A larger dark cockroach on a wooden surface

American cockroach

The larger American cockroach comes up from the ground-floor drains and the building's bin store, and it turns up in the lower flats after rain or at night.

Appliance heat

Flats here are small and the appliances sit close together. The warmth of a fridge motor or an electric water heater in the kitchen gives the German cockroach a warm pocket to breed in all year round.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

The narrow gap behind the fridge in a fitted flat kitchen collects warmth, damp and crumbs at once, and it is the first place we check in the Al Rayyan blocks.

A tap carrying water droplets

Water before food

A cockroach needs water before food. A slow leak under the kitchen sink or behind the flat's toilet is enough to keep one going, even if the kitchen itself is spotless.

A dimly lit kitchen at night

What you see at night

One roach running across the kitchen tiles when you switch the light on at night usually means dozens more hidden in the cracks. What shows in daylight is a fraction of what is there.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

Is treating my flat alone enough in the block?

If the flats sharing your waste stack are infested, the roaches will find their way back within weeks. We treat your flat, and we recommend treating the units on the same pipe within a short window of each other, so the infestation actually closes instead of shuttling between doors.

My neighbour sprayed and now they are in my flat, why?

A spray in your neighbour's flat drives the roaches out rather than killing them all at once, and they flee down the shared pipes to the nearest quiet flat, often yours. It is common in the Al Rayyan blocks, and the fix is to treat both units, not one.

My flat is on an upper floor, how did they reach it?

Height does not protect you here. The German cockroach climbs inside the vertical kitchen and bathroom pipes from floor to floor, while the larger American one comes up at night through the stairwell and lift shaft from the ground level. The way up is inside the building, not across the wall outside.

I just moved into a flat in Al Rayyan and found roaches, where from?

They most likely travelled in with a used appliance or your moving boxes, or they were left behind by the previous tenant in the kitchen cracks. We start the inspection with the fridge, the oven and the drawers that came in with you, before anything that was already in the flat.

Could the building's bin store be the cause?

The bin store and the ground-floor drains are a main source of the American cockroach in these blocks. We close off the routes it uses to climb from the ground floor, but keeping the store clean and the drain covers shut will do a lot to stop it coming back.

Do you coordinate with the other residents in the building?

We treat the flat that asks for the service, and we show you which units on the same waste line are worth treating alongside yours. Coordinating with the neighbours or the building manager is what makes the result last in the Al Rayyan blocks, because the roaches move between units, not just within one.

How much does cockroach control in Al Rayyan cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Rayyan.
