Why they keep coming back in Al Rayyan

The first reason

The same floor plan repeats through every block

Al Rayyan's buildings copy the same layout on every level, so bedrooms and bed positions line up floor after floor, and bed bugs travel between flats in one block more easily than they travel between separate buildings.

The second reason

Open drainage works along the wide streets

The internal streets of Al Rayyan are wide but still cut open for unfinished sewage works, and residents sometimes carry mattresses and cushions outdoors to clear a room while the trench nearby is being dug, exposing them to a different environment before they return indoors.

Furniture crosses between Al Thuraya and Al Sultan

Al Rayyan is really two adjoining schemes, Al Thuraya and Al Sultan, mixing flats with a smaller number of villas, and families upgrading from an apartment to a villa within the same district often bring old furniture with them, carrying any infestation along.

The places that decide the treatment

Al Rayyan sits east of the Haramain expressway between the air base bridge and Al Kawthar, and its wide internal streets still show open drainage trenches near several building entrances.

We strip the bed and work through the mattress and base seams, the frame joints, the headboard and the skirting, then check the upholstered furniture and the neighbouring rooms to see how far it has gone.

Laundry, heat and steam

Bedding is bagged and sealed inside the room, then washed and dried hot. Steam runs along the seams and edges, because heat reaches the cemented eggs that a liquid never will.

Targeted, non-repellent application

A non-repellent product goes onto the harbourage itself, with a dust into voids and screw holes. We do not use a repellent aerosol, because it drives the insect deeper into the wall and into the next room.

Monitoring and the follow-up visit

A sealed encasement goes onto the mattress and the base, with monitors under the bed legs, then we return once the remaining eggs have hatched and re-treat anything still active.

What is different about Briman Sub-Municipality

Briman sub-municipality sits east of the Haramain expressway on Jeddah's north eastern edge. Its older quarters are planned grids of villas and walk-up flats, while the outer districts are new subdivisions still being built out. Seasonal wadis such as Wadi Umm Hablain and Wadi Al Asla cross the area, groundwater runs high in places, and drainage networks in the newer districts are incomplete, so soil around foundations stays damp. Vacant plots, live building sites and constant dust give crawling insects and rodents easy routes into homes, and the food outlets along the main arteries keep them supplied.

We are moving between floors within the same building, should we check the old furniture?

Yes, checking furniture moved between floors in the same block still matters, because it can carry over any infestation from the previous flat into the new one, especially where the room layouts are identical.

The maintenance team opens the same air conditioning unit in every flat, is that a risk?

Bed bugs rarely travel on maintenance tools themselves, but a technician moving through several flats in one visit is worth asking to flag anything unusual he notices, since that can point us to a flat that needs an earlier check.
