The villas and flats here are new, so the German cockroach comes in inside the carton of a new appliance or with furniture carried from an old home, and it settles in a kitchen no one has cooked in yet. We start from the entry point it used, not from any assumption that the place is old.

The second reason

The district's western edge

On the plots that back onto the industrial city and the open ground, the American cockroach migrates from open drainage and manholes toward the nearest house. The ground-floor homes along this edge meet it first, so we work the external openings and the drains before anything indoors.

The third reason

New drainage that has not settled

The drainage across Al Sanabil is recent, and the floor drains in freshly built bathrooms dry out quickly, opening a route up for the American cockroach. We check the traps and gullies that still lack a steady water seal, and close them as part of the treatment.

In these newly fitted kitchens the fridge recess is tight and warm, and it is the first place we check because it is where the eggs gather most.

Water before food

New bathroom drains and condensation from recently installed air conditioning give the roach the water it needs before food, so we dry those points before we bait.

The roach you glimpse at night on a new kitchen floor is not its home; it has come out of a warm gap nearby that needs inspecting, not a passing spray.

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

Questions about this district

We only just moved into a new villa, so why are there cockroaches already?

They most likely came in with you: eggs in the carton of a new appliance, an egg case wedged into furniture from your old home, or a drain whose water seal has not settled yet. A new build gives no protection against that, so we find the entry point first and then treat it.

Does being close to the industrial city west of the district affect us?

Yes, for the homes near the western edge. The American cockroach lives in the open drainage and disturbed ground out there and crawls toward the nearest building at night. So we harden the external openings and drains on that side before we deal with anything inside.

Our new kitchen is sealed and tightly fitted, so does that reduce the problem?

A tight fit hides the problem more than it prevents it. The warm voids behind appliances and under fixed cabinets make an ideal shelter, so we open those cavities and place bait inside them rather than spraying the visible surface.

We live in a flat in a new block, can roaches travel through the shared pipes?

Yes. The German cockroach moves between flats through the drainage pipes and shared openings of a new building. Treating your flat alone helps only for a while, so we seal the pipe entries at your unit and advise coordinating treatment with the neighbouring flats on the same stack.

We planted the villa garden and fitted irrigation, does that draw cockroaches?

Fresh irrigation, damp soil and the garden walls make an outdoor shelter for the American cockroach, and from there it comes in at night under the doors. We treat the garden perimeter and thresholds and cut the moisture held against the walls so it finds no way inside.

Building next to us is still going up, does that push roaches our way?

Yes. The moving earth and site waste next door drive the American cockroach toward the finished homes nearby. While the building continues we concentrate on sealing the external entry points and re-inspect, because the pressure from the site renews with each stage of the work.
