Cockroach control in Al Sulaymaniyah Jeddah
Al Sulaymaniyah is a relatively new district on the King Abdullah Road axis, where villas, flats and residential compounds sit side by side. Kitchens here are built around integrated appliances and fixed cabinetry, and units share walls and rising pipework. So a cockroach that appears in one flat may be breeding behind the fittings of the unit next door, not in that kitchen alone.
-
Targeted, not broadcast
Product goes into cracks and runways, never sprayed across open surfaces.
-
Told before we start
What we will use, where it goes, and what to cover or move before we arrive.
-
A follow-up visit
We return after the first treatment, because what survives it does not show on the day.

Homes and businesses
Apartments and villas, and kitchens and stores that need a record of each visit.
Why they keep coming back in Al Sulaymaniyah
In the compounds here, we often find that treating one flat is not enough while the unit sharing its light well or rising pipe is left untreated: the cockroaches simply cross back. The method is set out in full on our Cockroach control service.
Units that share the same pipework
In adjoining compounds and blocks, the same risers run through every floor, and cockroaches travel along them from one unit to the next. That is why we read the building as a single system rather than your flat on its own, and seal the shared crossing points.
Kitchens built around integrated appliances
The modern kitchen here hides the oven and dishwasher inside fixed cabinetry, with a warm void behind them that the resident never sees. We treat those voids directly with targeted bait, rather than spraying the visible surfaces, which never reach the place where the colony actually breeds.
Villa gardens and their drainage
Villas in Al Sulaymaniyah tend to have irrigated gardens and inspection chambers close to the kitchen, and the large American cockroach climbs up through them with the damp. We deal with these outdoor openings first, so the way back in does not reopen after every watering.
The species and the place decide the method
New construction in Al Sulaymaniyah relies on fitted kitchens and pipework closed inside the walls. That gives the German cockroach warm, covered voids that cannot be seen, let alone reached, without pulling the built-in units out.
German cockroach
Thrives in the fitted flat kitchens here and moves between units of a compound through shared walls and pipework, so it turns up in a clean flat having arrived from another one.
American cockroach
Larger, and it comes from outside: the garden inspection chambers and villa drainage along the road axis. It climbs up at night with the damp towards the kitchen.
Appliance heat
The built-in oven and the fixed dishwasher in the modern kitchen stay warm, and that heat against the cabinetry draws the German cockroach to nest right beside it.
The gap behind the fridge
In a fitted kitchen the fridge sits in a tight recess, and behind it is warmth, dust and condensation: an ideal nesting spot that is hard to reach.
Water before food
A cockroach can bear hunger but not thirst, and the damp from central air-conditioning and its drainage in these compounds is enough for it. So we dry up the water sources before treating anything to do with food.
What you see at night
One cockroach seen at night in a well-sealed modern flat means the rest are hidden behind the fittings, not that the numbers are small.
How we work
-
1
Inspect and identify
We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.
-
2
Treat the harbourage
Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.
-
3
Close what can be closed
We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.
-
4
The follow-up visit
We come back once the surviving egg cases have hatched, check the points and re-treat where needed.
What cockroach control includes
-
A recorded inspection
Species, harbourage points and moisture sources, established before anything is applied.
-
Placed gel bait
In cabinet joints, cracks and behind appliances, where the insect actually travels.
-
Targeted spray where needed
On runways and junctions, never on preparation surfaces or open floors.
-
Drain and entry treatment
Floor traps, shafts and pipe entries, which is where the larger species comes from.
-
Aftercare instructions
Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.
-
A scheduled follow-up
A set date after the first treatment, and re-treatment of anything still active.
Questions about this district
My flat is in a compound, can roaches come from the unit next door?
Yes, this is common in the Al Sulaymaniyah compounds, because units share rising pipes and service openings. We treat and seal the crossing points between units, and where possible we suggest coordinating treatment with neighbours so the cockroaches cannot simply cross back.
We have just moved into a new villa, why are there roaches?
A new build does not mean an empty house. Cockroaches arrive with removal cartons, appliances and second-hand furniture, and they find ready-made voids in the fitted kitchen. We start by checking where they first got in and treat the source before they settle.
Could imported furniture or appliances bring them in?
Yes. German cockroach eggs hide in the seams of cartons and the backs of appliances, and travel with shipments into new villas. When we arrive, we check around the integrated appliances and new cabinetry first, because those are the most likely points of entry.
The kitchen has integrated appliances, does that make treatment harder?
Built-in units hide the voids, but they do not prevent treatment. We use a targeted bait placed in the narrow gaps around the oven and dishwasher, so it reaches the nesting site without our having to pull the cabinets out or spray the cooking surfaces.
The villa garden is irrigated, is that a source?
Repeated watering and nearby inspection chambers draw the large American cockroach, which climbs up from the drainage into the kitchen at night. We treat the garden openings and outdoor drains and seal the gaps under the doors, so it does not return after every watering.
The compound has central air-conditioning, does that matter?
Yes. The drainage from central air-conditioning leaves permanent damp in the service rooms and pipe runs, and that standing water is all a cockroach needs. We check the drainage paths and water collection points in the compound and dry what we can before treating the kitchen itself.
How much does cockroach control in Al Sulaymaniyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Sulaymaniyah.
