Because the district was laid out on a grid, a continuous municipal sewer runs beneath its streets. The American cockroach breeds in those manholes and shared lines, then surfaces at floor drains in ground-floor units and in the gardens of the villas.

In Al Fayha's flats this is the common one: small, hiding close to the kitchen, breeding fast behind cupboards and in the cutlery drawer, and crossing readily between units that share a wall.

Appliance heat

The fridge, oven and air-conditioner motor give a roach steady warmth, and in Al Fayha's smaller flats these appliances crowd into one tight corner, making the kitchen the warmest spot it heads for.

Questions about this district

My flat is in a block and the neighbours have roaches too. Is treating only my flat enough?

Treating your flat brings the numbers down, but it will not keep them out while an adjoining or upstairs flat is left untreated, because roaches cross between you through the shared kitchen and bathroom pipework. We seal the crossing points on your side and place bait along the paths they use.

My villa has a garden and I see big roaches near the outside drain. Where from?

The large roach in Al Fayha villas usually does not come from your kitchen; it climbs from the garden drains and the street manhole on your planned road. We treat the outdoor floor gullies and drain traps and set a barrier at the drain entries, rather than only spraying the kitchen.

My flat is on the ground floor near the road. Do I get more?

Roaches appear at the bathroom floor drain. Why there?

Does a villa need different treatment from a flat here?

Yes. A flat is treated from inside, with bait at the kitchen and the shared pipe runs to the neighbours sealed off, while a villa is treated from its perimeter first: the garden, the outdoor drains and the manholes. The source of each is different, so the work is too.
