A freshly fitted kitchen leaves a tight, warm, dark gap behind the fridge. That is where they shelter and glue their egg cases, well out of sight of anyone cleaning the surfaces.

Water before food

Even a clean new flat offers water at the kitchen sink and the air-conditioning drain, and a cockroach needs water before food, so we dry these points off first.

What you see at night

One roach seen at night in a new flat means the eggs were laid somewhere dark days ago, and that what you can see is far less than what is hidden.

Questions about this district

We just moved into a new flat, why are there already cockroaches?

New construction does not keep them out. The German cockroach comes in with the first fridge or box of furniture and finds warmth, water and plenty of gaps in the new kitchen, so it can breed quietly before anyone has really settled in. We begin at those entry points.

Can second-hand furniture or delivered appliances bring them in?

Yes, and it is the most common source we see in Bathaa Quraish. German cockroach egg cases travel inside the seams of used appliances and the folds of cardboard, so a flat that looks fine arrives already carrying them. Check appliances before you bring them in, and we treat whatever has already come.

Does our irrigated villa garden make the problem worse?

Constant watering keeps the soil and the inspection chambers damp, which is just what the American cockroach wants for breeding near the foot of Jabal Thawr. It comes in through ground-floor doors as the heat rises, so we put a barrier on the outdoor line before we treat inside.

The flat next door is empty and being fitted out, could that be the source?

Often it is. An unoccupied unit lets its floor traps dry out, which opens the way up from the drains, and roaches breed there undisturbed before crossing to you through the shared pipework. That is why treating your flat on its own is not enough without the run that links them.

Does the shared drainage stack in the block need treating too?

In an apartment block the vertical soil pipe links every floor, and the American cockroach climbs it between units. Treating your flat alone leaves that route open, so we target where the stack enters and exits on your floor and advise coordinating a treatment that covers the shared run.

Do unused floor drains in a new bathroom let them in?

In a new flat a bathroom or kitchen can go unused for a while, so the water in the floor trap dries up and the seal that blocks the drains is gone. We fill and treat these points so they do not become an open door for the American cockroach.
