The first reason

A building plot right next door

Digging the foundations on the neighbouring plot cuts through the old drain runs and turns over the soil, so American cockroaches abandon their tunnels and head for the closest occupied building. That is why we check the drain openings and the floor-level cracks on the side facing the site before we touch the kitchen.

Three floors on one stack

The plot next to us is being built on. Does that matter?

Yes. Digging the neighbouring plot turns over the American cockroaches' tunnels and cuts their drains, so they move to the nearest occupied building. We treat the drain openings and the outside cracks on the side of your block that faces the site, not the kitchen on its own.

My downstairs neighbour sprayed and now they have come up to me.

This is common in three-storey blocks. Spraying a single flat drives the cockroaches up the vertical stack into the flat above instead of killing them off. Done properly, the treatment covers the flats connected to the same stack together, so they have nowhere to retreat to.

My flat is brand new. Why are there cockroaches already?

A new flat is not necessarily a cockroach-free one. They come in with the packing boxes and the finishing materials, and they find gaps around the pipes that were never sealed after handover. We close those openings and treat the cupboards before the nest turns into a colony.

My ground-floor flat faces waste ground and I see big cockroaches at night.

There is no need to wait. As long as the site next door is active it stays a constant source, and waiting just lets the nest grow inside your flat. We treat now and seal the entry points, then follow up as the building progresses and the way in changes.

Is treating a ground-floor flat different from an upper one?

Yes. The ground floor sits closest to the drains and the open ground, so there we seal the floor gullies and the pipe entries first. On the upper floors the focus shifts to the vertical stack and the gaps around the kitchen that the cockroach uses to climb.
