Cockroach control in Zamzam Makkah

Zamzam is a recently built residential extension in the Al-Sharai'e zone, set between Uhud district and the Wadi Al-Ju'ranah on Makkah's northern edge. Most of its blocks have only just been occupied. In a new scheme, the openings where pipework passes through walls are not yet fully sealed, so a German cockroach travels between flats before residents have even settled, while the American kind arrives from the open ground of the wadi.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Zamzam

In Zamzam's newer buildings, the first pocket of cockroaches usually turns up in the kitchen of a family that moved its appliances from a previous home, not in the oldest flat on the stair. The method is set out in full on Cockroach control in detail.

The first reason

The scheme is still going up

New blocks are being occupied one after another, with others still under construction next door. In fresh building work, the holes where pipes pass the kitchen and bathroom walls stay slightly open, and that is the route a German cockroach uses to move from one flat to the one above it along the same waste stack.

The second reason

The wadi on the northern boundary

Between Zamzam and Wadi Al-Ju'ranah lies open ground with drainage channels running beneath it. The American cockroach lives in those sewers and climbs into ground-floor flats through gullies and inspection covers, most of all when the ground dries out and it comes indoors looking for water.

The third reason

Homes being furnished for the first time

Moving into a new scheme means furniture and appliances arriving from other districts of Makkah. A single egg case tucked into the drawer of a second-hand table, or behind a fridge carried across town, is enough to start a full infestation in a kitchen that had never seen a cockroach before.

Before treatment

The species and the place decide the method

Because Zamzam sits beside the course of Wadi Al-Ju'ranah, the ground holds moisture after rain and the scheme's new drainage empties towards the valley. Both draw the American cockroach up into ground-floor flats and car parks.

A small light brown German cockroach

German cockroach

It arrives with appliances and cartons in Zamzam's new flats and settles into the adjoining kitchens of freshly occupied blocks, spreading along the shared waste stack.

A larger dark cockroach on a wooden surface

American cockroach

It comes up from the drainage lines near the wadi into ground-floor flats, and shows itself in the car parks and electrical rooms of the scheme.

An oven and gas hob beneath wooden shelving

Appliance heat

In these newly fitted kitchens the cockroach hides behind the oven's control board and the fridge motor, where the warmth stays steady right through the night.

A kitchen with a fridge; the gap behind it is a classic nest

The gap behind the fridge

A fridge moved from the family's last home arrives with eggs in its rear cavity, and that becomes the first nest in a new Zamzam kitchen.

A tap carrying water droplets

Water before food

Before a new kitchen fills with food, the cockroach heads for moisture: a leak at a freshly joined fitting under the sink, or a bathroom floor that has not dried.

A dimly lit kitchen at night

What you see at night

One cockroach crossing the kitchen floor at night in a newly occupied building means a small nest has already started behind a nearby appliance.

How we work

  1. 1

    Inspect and identify

We work through the kitchen, the bathrooms and the drain runs, and establish the species, the harbourage points and the moisture keeping them there.

  2. 2

    Treat the harbourage

Gel bait into joints and cracks, targeted spray where it is warranted, and dust in the dry voids behind appliances.

  3. 3

    Close what can be closed

We point out the gaps, the drain entries and anything needing a plumber, because exclusion does more to stop a return than repeating the spray.

  4. 4

    The follow-up visit

We come back once the surviving egg cases have hatched, check the points and re-treat where needed.

What cockroach control includes

  • A technician inspecting with a flashlight

    A recorded inspection

Species, harbourage points and moisture sources, established before anything is applied.

  • A gloved hand applying bait into a joint

    Placed gel bait

In cabinet joints, cracks and behind appliances, where the insect actually travels.

  • A spray nozzle in close detail

    Targeted spray where needed

On runways and junctions, never on preparation surfaces or open floors.

  • A metal floor drain

    Drain and entry treatment

Floor traps, shafts and pipe entries, which is where the larger species comes from.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and when surfaces can be cleaned without undoing the work.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, and re-treatment of anything still active.

Questions about this district

We just moved into a new villa. Where did the cockroaches come from?

Most likely they travelled in with your moved furniture and appliances, or climbed up through new drainage joints that are not yet fully sealed. We check the entry points around the pipework first, then treat whatever has settled in the kitchen.

There are buildings under construction next to us. Does that mean more cockroaches?

Yes. The building sites and open ground nearby shelter the American cockroach, and it moves into occupied homes in search of water. We close its routes in from the outside before treating indoors.

Our flat is in a new building. Can cockroaches reach us from the other flats?

In recently built blocks the flats share a single waste stack, and the openings around its pipes stay a way in. We treat your flat and seal those gaps so the cockroach cannot cross from your neighbour's home or into it.

We bought second-hand appliances. How do we make sure they are clean?

Check the rear cavity of the fridge, the washing-machine drawer and the oven's control board before you bring them in. If you find dark specks or eggs, keep the appliance out of the kitchen until we treat it: this is the commonest way the German cockroach enters a new home.

After rain, large cockroaches appear on the ground floor. Why?

Zamzam's ground near the wadi holds water, and the American cockroach climbs out of the gullies and inspection covers to escape it filling up. We treat those openings and lay a barrier at the floor drains.

We have a new garden watered daily. Does that attract cockroaches?

Daily watering around a new villa keeps the soil damp against the walls, which is exactly the setting the American cockroach favours before it comes inside. We suggest keeping irrigation clear of the foundation, and we treat the perimeter of the building and its drains.

How much does cockroach control in Zamzam cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Zamzam.
