Termite control in Zamzam Makkah
Zamzam is a recent northern extension of Al Sharai between Uhud and Wadi Al Jaranah, open ground that is being developed. Homes built here are founded on soil that has never been treated for termites. Ongoing excavation, fill and construction work is disturbing the ground, waking dormant colonies that lie deep, and the untreated soil beneath means new infestations can begin the moment foundations are poured.

Why they keep coming back in Zamzam
Construction activity shifts soil and water tables, so colonies that were dormant deep underground may rise to the surface or spread sideways into neighbouring plots seeking new moisture sources. The method is set out in full on our Termite control service.
New footings placed on untreated virgin soil
New homes in Zamzam are founded on soil that has never received preventive treatment. Termite colonies already present in this soil are lying deep, and may not show themselves until weeks after the building is finished. By then the wooden elements are in place and the colony is established.
Excavation and fill work disturb dormant colonies
Construction digs deep and turns the earth. Old colonies that lay sleeping are disturbed. They either move horizontally in search of new moisture near Wadi Al Jaranah or Wadi Mudarraja, or they rise toward fresh sources above.
Ravines and wadi channels supply persistent moisture
The small ravines cutting through the scheme drain toward the wadi and carry moisture even in dry periods. This moisture sustains colonies and makes the soil throughout the area highly vulnerable to infestation as soon as the right conditions return.
Zamzam on the map
Zamzam sits about 2.5 km from Thaniyah and about 2.5 km from Uhud.
Open in Google MapsThe evidence that decides the treatment
Open ground north of the Makkah to Taif expressway with scattered building, cut by small ravines that drop toward Wadi Mudarraja where moisture collects.
Mud tubes
Mud tubes may not appear until long after construction finishes because the colony lies too deep beneath the new floor slab.
Shed wings
Shed wings might signal a colony that woke because the excavation and fill work disturbed its rest.
Hollow timber
Hollow timber may not be visible until a year or more after occupation, when termites have climbed from the soil into the wooden frame and finishes.
The water source
Water source here is mainly the ravines and wadi supplying moisture at depth with surface drying, creating ideal colony habitat.
Cellulose on the floor
Cellulose on the floor in a new villa includes the timber used in the build itself and temporary furnishings during construction.
Joints and pipe entries
Joints and pipe entries in a new floor slab are the places where termites will enter the home after arriving from the soil below.
How we work
-
1
Inspect and trace
We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.
-
2
Treat the soil around the building
A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.
-
3
Drill the joints, inject the timber
Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.
-
4
Bait stations and monitoring
Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.
What termite control includes
-
A traced, recorded inspection
Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.
-
A treated band at the perimeter
Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.
-
Joints and service penetrations
Slab joints, pipe entries and floor drains, which are the ways up through the concrete.
-
Bait stations in the soil
A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.
-
Aftercare instructions
What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.
-
Scheduled monitoring visits
Reading the stations, sounding the same timber again, and treating any new activity.
Landmarks of Zamzam
Access to Zamzam is from Al Jaranah Road to the west or via the Makkah to Taif expressway from the south. Soil treatment begins at the expressway boundary and works north toward Wadi Al Jaranah, with special attention to the low-lying ground near the wadi where moisture collects.

Questions about this district
Is it better to treat new footings before construction finishes or after occupation?
Before is essential. Treating the soil and new foundations before flooring and occupation ensures every element is protected before the home is inhabited and termites discover the wooden framework.
Does new construction on virgin land run higher termite risk than rebuilding?
Yes. Undisturbed open land may hold dormant colonies deep underground. Construction and excavation wake them, and they become active seeking new moisture sources.
Can excavation and fill work push termite colonies into neighbouring plots?
Yes. Deep digging and dumping disturb colonies and cause them to migrate sideways. They may move from one plot into adjoining land or rise closer to the surface.
Does Wadi Al Jaranah nearby supply ongoing moisture to termite colonies?
Yes. The wadi and the ravines draining toward it provide seasonal and permanent moisture at depth, creating an ideal environment for termite populations to spread once established.
Can the ground be tested before building to confirm it is termite free?
Surface soil can be inspected but deep colonies are not easily detected. The safer approach is preventive soil treatment applied across the entire area before footings are placed.
If termites appear in one new home could the same colony affect neighbouring homes?
Yes. If the parent soil holds colonies, multiple homes in the same scheme may become infested from the same source. Preventive treatment for the entire development is better than treating houses one at a time.
How much does termite control in Zamzam cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Zamzam.
