Why they keep coming back in Al Mahjar

The first reason

Ground floor commerce sends contaminants upward continuously

Food shops, restaurants and meat wholesalers at street level leave oils, steam and organic waste in shared drainage pipes. This effluent rises as humid air into the flats above. Disinfecting the upper flat alone does not solve the problem if the drain traps and floor gaps are not treated. Odours and bacteria re-enter within days from untreated lower levels.

A single vertical drainage system means each flat is directly connected to whatever the shops and neighbouring units release. Odours, bacteria and viruses return through dry traps and small gaps. Old district walls absorb this moisture deeply, creating ideal conditions for mould and bacterial regrowth. The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Questions about this district

The cooking smell from the restaurant below never goes away. Can disinfection solve this?

Disinfection alone cannot stop odours rising from shops below, because they enter through shared drainage and gaps between floors. We recommend first treating the floor traps and small openings, then if possible the shop itself, and sealing any gaps we find between the storeys. Without blocking the pathways, the smell returns within hours of treatment.

Does the high humidity and sea salt from the port affect how well disinfection works?

High humidity and salt air do not reduce how well the disinfectant kills bacteria, but they speed up bacterial regrowth afterwards because damp walls provide ideal conditions. Ventilation and drying after disinfection become more important than usual, and we often recommend monthly preventive treatment rather than quarterly cycles.

My flat is directly above a shop. How often do you recommend treating the floor and traps?

We suggest disinfecting the floor and traps at least every three weeks, because contaminants from below rise continuously. If the shop below generates strong odours, weekly treatment of the traps and gaps becomes necessary. The frequency depends on what the shop does: a restaurant requires more frequent treatment than a clothing store.

Will disinfectant seal the small gaps between my flat and the shop below?

The disinfectant kills bacteria and viruses but does not seal gaps. We recommend small engineering sealant or flexible plugs for any opening you can see, especially around pipes and cables. Once those are sealed, the disinfectant protects against new contaminants entering from below.

The drainage system is old and leaks. Is disinfection worthwhile before we repair it?

Disinfection helps immediately but is only temporary if the drainage itself is broken. We recommend fixing the leak first, then disinfecting directly afterwards. Leaking water carries fresh contaminants constantly and defeats the purpose of the treatment.

Is it enough to clean the drain cover or do we need to clean inside the pipe itself?

Cleaning the cover alone is not sufficient. The trap itself holds layers of bacteria and grease inside the pipe. We brush and rinse the trap thoroughly before disinfection, then apply the product and leave it in contact longer so it reaches the inside walls of the pipe where biofilm accumulates.
