The first reason

Vacant land and very high groundwater

Most of the scheme is empty land between villas and groundwater is very high from the wadi and level ground. The new villa is surrounded by moisture; disinfectant will not dry quickly. Treatment needs strong preliminary drying and may require foundation treatment.

Wadi Uranah and water pooling after rain

Wadi Uranah cuts through the scheme and water runs after rain then dries leaving high moisture. Low spots in plots trap water and silt, raising moisture in villas near the wadi and slowing how quickly disinfectant dries.

Jabal Labanah rises to the north and ground is open from every direction. Dust from the raised ground and gaps enters new villas and disinfectant may not last long because of continuous outside contamination.

What we look at before the product is chosen

The district stands south of Al Ukayshiyah on Ibrahim Al Khalil Road, bare ground close to Jabal Labanah. The scheme is mostly vacant land and scattered villas, with few active building sites now but ground still settling.

The touch points

Metal surfaces and exterior areas face high moisture and dust from the hills. We choose a strong disinfectant and may leave surfaces wet longer to ensure deep penetration into porous materials.

Porous surfaces

New concrete surfaces absorb moisture very quickly in a very damp environment. Disinfectant may not stay wet long enough so we select a product for very humid conditions.

The finish itself

New finishes may be incomplete with small gaps. The disinfectant must reach deep into gaps to clear accumulated dust, moisture and microbes.

Outdoor air conditioning units may be affected by high ground moisture. The outlet can become a moisture and odour source, and treatment focuses on cleaning it and the interior of moisture first.

Floor traps

Floor drains below very damp ground may be ineffective. Disinfectant is applied at double strength and the drain may need pre cleaning before disinfection is applied.

Shared entrances and stairs

Entrances and exterior boundaries face dust and moisture from surrounding vacant land. Treating these areas first stops contamination being carried into the villa when residents enter.

Walk the space and list the surfaces

We go through the rooms and mark the touch points, the porous surfaces and the finishes, then ask what prompted the call: illness at home, moving into a new place, building work, or a smell that arrived out of nowhere.

Clean what we are about to treat

We take the film of dust and grease off the surfaces that are in scope, so the product reaches the surface itself. This is preparation for the treatment, not general house cleaning.

Apply it, and hold the contact time

Hand work on the touch points, a product matched to each surface, and the surface left visibly wet for as long as that material needs before it is dried off. Cold fogging comes last, for what a cloth cannot reach.

Ventilate and hand back

We open the place up, rinse food preparation surfaces with water, and tell you when each room goes back into use. We give you that timing on the call, because it changes with the product and the space.

What is different about South Makkah Sub-Municipality

South Makkah sub municipality is the belt of Crown Prince schemes south of Al Ukayshiyah, along the Al Laith road and the extension of Ibrahim Al Khalil Road to the Fifth Ring Road and the Non Muslims bypass. Most of it is still bare: granted plots awaiting houses, new villas standing alone, open building sites and unfinished paving and drainage. Wadi Uranah and its tributaries cross the low ground and hold water after rain, hills close it in, and rodents, reptiles and scorpions shelter in stacked materials and foundation pits before the neighbourhoods fill up.

Questions about this district

Our new villa in Al Mudaa Al Jadid has very high moisture. Does disinfection help?

It helps but moisture is the main problem. We choose a strong disinfectant for very damp conditions and focus on drying floors and foundations before application.

How many times should a new villa in Al Mudaa be disinfected before occupation?

Once before moving in usually suffices if the villa is sealed. But if it stays open or is very close to damp vacant land, a second treatment may be wise.

Moisture from the incomplete adjacent land is rising in our home. What causes it?

Incomplete land has poor drainage and water gathers in it. Moisture rises through soil to foundations and floors. Treating drainage openings and areas below floor level is necessary.

Does Wadi Uranah cause floods that affect villas after rain?

Major floods are rare but water does run after rain. Villas near the wadi may face high moisture and silt. Disinfection alone cannot solve it without treating the drainage system.

Does dust from the hills and high ground enter the villa?

Yes. Jabal Labanah and high areas raise dust easily. New villas may need tight sealing of openings and windows, and disinfection may need more frequent repetition.

Should the villa courtyard be disinfected before the interior or together?

Outside and boundaries first. Vacant land around it is the source of moisture and dust, and treating the exterior first stops contaminants returning quickly.
