Rest houses and farms in Al Faisaliyah Jeddah
Al Faisaliyah is one of the oldest established districts in northern Jeddah. Dense apartment blocks and villas mix with the commercial spine of Sari Street, which is lined with restaurants and cafes. Water and sewer lines are decades old and leak constantly. The concentration of commercial kitchens, broken pipes and gaps in aged buildings provide uninterrupted food supplies and deep refuges for cockroaches and rodents to breed year round.

Why they keep coming back in Al Faisaliyah
The pipes beneath the street itself leak water and grease that attracts insects. Cockroaches follow sewer lines to the wettest areas underground and establish thriving populations in the damping spaces. The method is set out in full on how we approach Rest houses and farms.
Commercial kitchens, grease and food waste in Sari Street
Sari Street holds dozens of restaurants, cafes and a shared bakery. Grease and food spill from pipes and drain outlets. Cockroaches and rodents track this steady food source. Clearing grease from drain lines and repairing leaks is a core part of the programme. The kitchens themselves may resist access or treat it as a nuisance, which complicates the work.
Aged water and sewer lines, cracked and leaking underground
Underground infrastructure is decades old. Cracks and leaks in pipes provide dark safe passages for insects and rodents. Standing water in broken sections breeds mosquitoes. Inspecting the network and arranging repairs is essential but difficult because the infrastructure is old and upgrades are slow.
Gaps and cracks in dense old buildings sitting on uneven ground
Close set old buildings have many gaps between foundations and walls. Uneven ground and different foundation depths create horizontal voids. Cockroaches use these voids to move between buildings. Treatment must seal these gaps and inject deep into the cracks. Movement between adjacent buildings is easier here than in newer districts.
Al Faisaliyah on the map
Al Faisaliyah sits about 3 km from Al Rabwah and about 3 km from Al Bawadi.

Aged water and sewer networks leak throughout the district. Many commercial kitchens dump grease and food waste into shared drains. Broken pipes and unsealed gaps in older buildings provide both steady food and permanent shelter for insect populations.
The foot of the wall
The foot of the building and the voids between foundations need deep injection treatment. Aged pipes beneath the ground and unsealed openings around the base are persistent weak points.
Frond and block piles
Building rubble and debris in the street provide shelter for rodents. Regular street cleaning and sealing openings in ground floor facades reduce available refuges.
Standing water
Stagnant water around the old foundations and slow street drainage breed mosquitoes. Drainage and treatment of collection points is needed seasonally.
The feed store
Dark storage rooms beneath restaurants or ground floor shops may harbour thriving cockroach populations. Regular inspection and scheduled treatment are essential.
Pens and bedding
Shared bicycle stores and storage in basements are safe refuges for rodents. Regular cleaning and ventilation reduce rodent settlement.
The building that stays shut
Voids above suspended ceilings and sealed spaces in flats and blocks provide a network of safe spaces for insects and rodents. Regular inspection and sealing of entry points cuts off their movement routes.
How we work
-
1
Walk the site and number the points
We walk the boundary, the feed store, the pens, the water sources and the buildings, record the species present, the burrows, the entry points and every standing water source, and number the monitoring positions on a plan.
-
2
Lift what things hide under
The piles, the rubble, the fallen dates, the feed sacks pushed up against the wall. On any large plot these gather simply because there is room for them, and clearing them brings the numbers down before a single product is used.
-
3
The perimeter band and targeted treatment
A band at the foot of the wall and the buildings, treatment into the burrows and cracks, locked rodent stations fixed along the route, and mosquito breeding sites treated in the water itself.
-
4
Scheduled visits and a sheet each time
We come back on an agreed schedule, read the same points, renew the band the sun and the irrigation have used up, and write down what was found, what was applied and where, and what the site needs closed.
What the rest house and farm programme includes
-
A site walk and a map of the points
The boundary, the buildings, the pens and the water sources, and a plan with the monitoring positions numbered before anything is installed.
-
Water sources treated at the source
Drinking troughs, drip lines, tank outlets and anything that stands for days, because mosquitoes come out of water and not out of the air.
-
A treated band at the perimeter
The foot of the wall, the building bases and the path edges, which is the line anything coming off the open ground has to cross.
-
Locked rodent stations
Fixed and numbered along one route, and closed so that neither a child's hand nor an animal on the site can get into them.
-
What the site does afterwards
What to cover, where to move animal water bowls, when irrigation can start again without washing the band off, and the ventilation time, which we give you on the call because it changes with the product and the space.
-
Scheduled visits and a record
A schedule agreed ahead of the seasons, the same points read every time, and a record of what was found, what was treated and what is still open.
What is different about Airport Sub-Municipality
The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.
Questions about this district
My flat is directly above a restaurant. Does that make the insect problem worse?
Yes, flats above restaurants are under much higher pressure. Grease and food spill down from the kitchen pipes into the flat above. Sealing shared openings between restaurant and flat is essential and may need closer visit intervals than surrounding units.
The smell of drains is strong in my flat. Is there a leak?
Strong drain smells usually mean a leak in nearby pipes. Leaks provide food and water for insects. Repairing the leak is necessary; pest treatment alone will not solve the problem if the food source remains.
The building is very old. Are cockroaches impossible to control here?
Old buildings are harder but not impossible to manage. Gaps are numerous and treatment must be comprehensive and visits closer together. With a sustained programme we can reduce numbers significantly, even if complete elimination is difficult given the building's age.
I see rats in the suspended ceiling. Do they come from outside?
Rats may enter from outside or live in voids beneath the ground floor. Suspended ceilings provide steady temperature and protection. Inspecting the spaces around the ceiling and sealing openings reduces new rat entry.
If the neighbouring building gets treated, does that affect my flat?
Yes, cleaning the adjacent building and sealing its openings reduces pest pressure on your building. Insects move easily between close set buildings. Treatment of shared voids and openings between buildings is part of the wider programme.
The cockroaches here are large. Is this a different species?
Cockroach size varies with the local environment and available food. Abundant restaurant waste allows larger individuals to persist. Treatment stops breeding regardless of individual size.
How much does rest houses and farms in Al Faisaliyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Faisaliyah.
