The first reason

Commercial kitchens below feed cockroaches directly upward

Sari Street is lined with restaurants, cafes and food shops. Each one produces daily waste, grease and scraps that go into bins outside the door or down sewer lines. This draws swarms of cockroaches and flies. The furnished apartments sit directly above these restaurants, and insects climb through floors and gaps around pipes. Treating the apartment alone is useless: entry points from below must be treated as well, or the insects simply relocate upward from the restaurant below.

The second reason

Aged pipework creates highways for rapid spread

Most buildings in Al Faisaliyah were built three to four decades ago. Water and sewer pipes are old, corroded and riddled with small holes and cracks. Cockroaches travel these pipes from flat to flat and up to rooms above. We must treat these entry points with specialist products that reach inside the pipework itself, not only the room where insects are spotted.

The third reason

Dense housing means more cockroaches and more insects overall

Apartment blocks stack closely here, units are small, and floor heights are low. All of this means the distance between one flat and the next is very short. Cockroaches need only hours to move from one flat to its neighbour. Standard pesticides kill insects present at the time of spray only. Here we must use fog equipment and deep injection into all gaps and cracks to reach colonies before they spread between units.

How we work

Walk the floor, room by room

We start from what the staff reported, open the beds, lift the headboards and check the rooms either side and the ones above and below, then mark each room as affected, adjacent or clear.

Treatment outside occupied hours

Seams are vacuumed first, then steam or a targeted application goes onto the seams and joints, dust into the frame voids and behind the skirting, and gel bait through the kitchens and service areas. Nothing is broadcast over soft furnishings.

Sealing, and the operating routine

We close the skirting gap, the pipe penetration and the gap under the service corridor door, then agree with the staff that linen is bagged inside the room itself, and what gets reported the moment it is seen.

Follow-up, and putting the room back

We come back once the remaining eggs have hatched, read the monitors and open the bed a second time. A room returns to service on the result of that inspection, and the room number and both dates go into the log.

The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.

Questions about this district

Do restaurants below the apartments make the problem significantly worse?

Dramatically worse. Every restaurant produces daily waste, grease and food scraps. This attracts swarms of cockroaches and flies. An apartment above a restaurant cannot stay clean of insects if the kitchen below is contaminated. The restaurant and the flat must be treated together, or insects simply migrate upward between treatments.

Why do cockroaches return so quickly after the first spray?

Because the cockroach population in the pipes and hidden voids was never addressed. Surface spray kills only what is visible. In Al Faisaliyah, old pipes contain millions of juvenile cockroaches and eggs. The programme requires repeated spray cycles and direct injection inside the pipes themselves.

Does moisture from leaking pipes make the insect problem worse?

Yes, significantly. Old pipes leak constantly, and moisture spreads through walls and floors. This creates a warm damp environment that cockroaches and insects prefer. We treat the cracks that allow water seepage directly, not only the insects that thrive in the moisture.

At least monthly if the flat starts clean. But if infestation begins, three treatments minimum at weekly intervals. Then ongoing monthly monitoring to confirm it does not return, because the restaurant below may reintroduce insects.

Is treating one apartment enough, or must neighbours be treated too?

The apartment and the flats on both sides must be treated. Shared pipes and walls mean insects are already in the walls between flats. If we treat only one flat, insects migrate back from the neighbouring flat within days.
