Hotels and apartments in Al Faisaliyah Jeddah
Al Faisaliyah is an older district in Jeddah's established north, centred on Sari Street with its crowded commercial spine of restaurants, banks and furnished apartments stacked above each other. This mix of commercial kitchens and residential floors means insects arrive not only from guests but from the commercial kitchens and cockroaches that live in shared restaurant floors and aged pipework that run between them. Treatment must reach beyond the room.

Why they keep coming back in Al Faisaliyah
The restaurants located directly below furnished apartments on Sari Street mean that moisture, odour and insects rise through shared floors and walls throughout the night, drawn by the smell of food and waste. The method is set out in full on how we approach Hotels and apartments.
Commercial kitchens below feed cockroaches directly upward
Sari Street is lined with restaurants, cafes and food shops. Each one produces daily waste, grease and scraps that go into bins outside the door or down sewer lines. This draws swarms of cockroaches and flies. The furnished apartments sit directly above these restaurants, and insects climb through floors and gaps around pipes. Treating the apartment alone is useless: entry points from below must be treated as well, or the insects simply relocate upward from the restaurant below.
Aged pipework creates highways for rapid spread
Most buildings in Al Faisaliyah were built three to four decades ago. Water and sewer pipes are old, corroded and riddled with small holes and cracks. Cockroaches travel these pipes from flat to flat and up to rooms above. We must treat these entry points with specialist products that reach inside the pipework itself, not only the room where insects are spotted.
Dense housing means more cockroaches and more insects overall
Apartment blocks stack closely here, units are small, and floor heights are low. All of this means the distance between one flat and the next is very short. Cockroaches need only hours to move from one flat to its neighbour. Standard pesticides kill insects present at the time of spray only. Here we must use fog equipment and deep injection into all gaps and cracks to reach colonies before they spread between units.
Al Faisaliyah on the map
Al Faisaliyah sits about 3 km from Al Rabwah and about 3 km from Al Bawadi.
Open in Google MapsWhat we check in the room, and behind it
Sari Street and King Fahd Road cut through Al Faisaliyah with very old sewer lines and wide gaps in the pavements and building foundations. Cockroaches travel through these pipes from restaurants directly into furnished apartments above.
Mattress and base seams
Mattress seams in apartments close to restaurants hold food odours and oils that attract cockroaches more intensely than flats far from commercial kitchens.
The headboard
The headboard in these old furnished flats is often made of damp wood or aged lining with cracks and gaps that provide ideal shelter for cockroaches and small insects to hide and breed.
The rooms either side
The rooms either side in these dense blocks share boundary walls and floors with shared pipes running through them, and insects cross easily from one room to its neighbour through gaps in the plumbing.
The luggage stand and wardrobe
The luggage stand and wardrobe is positioned close to the wall near sewer or water pipes, and cockroaches travel to this corner directly from pipes inside the shared walls.
The kitchenette in a unit
The kitchenette sits very close to the restaurant kitchen below it, and steam, odour and cockroaches travel between them through shared pipes and cracks throughout the night.
Laundry and the waste room
Laundry and waste rooms in these towers on Sari Street collect waste from both apartments and restaurants together, making them breeding grounds for cockroaches, flies and harmful insects.
How we work
-
1
Walk the floor, room by room
We start from what the staff reported, open the beds, lift the headboards and check the rooms either side and the ones above and below, then mark each room as affected, adjacent or clear.
-
2
Treatment outside occupied hours
Seams are vacuumed first, then steam or a targeted application goes onto the seams and joints, dust into the frame voids and behind the skirting, and gel bait through the kitchens and service areas. Nothing is broadcast over soft furnishings.
-
3
Sealing, and the operating routine
We close the skirting gap, the pipe penetration and the gap under the service corridor door, then agree with the staff that linen is bagged inside the room itself, and what gets reported the moment it is seen.
-
4
Follow-up, and putting the room back
We come back once the remaining eggs have hatched, read the monitors and open the bed a second time. A room returns to service on the result of that inspection, and the room number and both dates go into the log.
What the hotel and apartment programme includes
-
A recorded room by room inspection
Beds opened, headboards lifted, neighbouring rooms checked, and the state of every room number recorded before anything is applied.
-
Treatment of the beds and seams
Vacuuming, then a targeted application on mattress and base seams, frame joints and behind the skirting, never across the open surfaces of the room.
-
Bait and points in the service areas
Gel bait and numbered monitoring positions through the kitchen, the stores and the service corridors, read and logged on every visit.
-
Drains, laundry and waste
Floor gullies, the grease trap, the laundry and the ground around the containers, because that is the source that renews itself daily.
-
Room release and staff guidance
What is covered and cleared before we go in, the ventilation time we set for each case, and what the staff look for when they strip a bed.
-
A timed follow-up and a room log
A second visit timed to the hatch, monitors read, and a record carrying the room number, the date of each visit and what was found.
What is different about Airport Sub-Municipality
The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.
Questions about this district
Do restaurants below the apartments make the problem significantly worse?
Dramatically worse. Every restaurant produces daily waste, grease and food scraps. This attracts swarms of cockroaches and flies. An apartment above a restaurant cannot stay clean of insects if the kitchen below is contaminated. The restaurant and the flat must be treated together, or insects simply migrate upward between treatments.
Why do cockroaches return so quickly after the first spray?
Because the cockroach population in the pipes and hidden voids was never addressed. Surface spray kills only what is visible. In Al Faisaliyah, old pipes contain millions of juvenile cockroaches and eggs. The programme requires repeated spray cycles and direct injection inside the pipes themselves.
Does moisture from leaking pipes make the insect problem worse?
Yes, significantly. Old pipes leak constantly, and moisture spreads through walls and floors. This creates a warm damp environment that cockroaches and insects prefer. We treat the cracks that allow water seepage directly, not only the insects that thrive in the moisture.
How many times must a furnished apartment in Al Faisaliyah be treated?
At least monthly if the flat starts clean. But if infestation begins, three treatments minimum at weekly intervals. Then ongoing monthly monitoring to confirm it does not return, because the restaurant below may reintroduce insects.
Is treating one apartment enough, or must neighbours be treated too?
The apartment and the flats on both sides must be treated. Shared pipes and walls mean insects are already in the walls between flats. If we treat only one flat, insects migrate back from the neighbouring flat within days.
Is Sari Street with its restaurants a worse problem than residential streets?
Far worse. Sari Street has restaurants, shops and commercial kitchens producing daily waste and odour. Furnished apartments on this street face constant cockroach pressure from below, while flats on quiet residential streets away from food businesses face far less risk.
How much does hotels and apartments in Al Faisaliyah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Faisaliyah.
