Gecko control in Al Rayyan Jeddah

Al Rayyan is a new apartment district east of the Haramain expressway between the air base bridge and Al Kawthar, comprising the Al Thuraya and Al Sultan schemes mostly as apartment stacks with some villas on a wide street grid. The neighbourhood is new and building is ongoing, drainage networks are incomplete, and soil around foundations remains damp year round.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Rayyan

Incomplete sewage systems and damp soil around foundations create an ideal microclimate for insects and the permanent moisture they require. The method is set out in full on how we approach Gecko control.

The first reason

Incomplete drainage networks maintain permanent foundation dampness

Water and sewage systems in the new neighbourhood remain incomplete, so pipes stand open and leak from all sides. Soil around foundations stays perpetually damp, creating an insect-rich environment with moisture available continuously. The gecko finds insects and water indefinitely, so it settles and forages with minimal competition.

The second reason

Seasonal wadis and rainfall keep low ground damp for weeks

Wadi Umm Hablain and Wadi Al Asla cross the district and carry water after heavy rain. Low-lying areas near the wadi courses stay damp for weeks, attracting large insect populations and drawing geckos from throughout the neighbourhood to concentrate near these moisture sources.

The third reason

Ongoing construction and open ground provide gecko shelter and insect habitat

Building work is incomplete and vacant plots remain common, with heaped materials and raised ground offering shelter outdoors close to residential buildings. Open excavations and low spots near construction collect standing water and provide permanent shade and damp, ideal gecko habitat and insect breeding grounds side by side.

Landmarks of Al Rayyan

Work in Al Rayyan requires access via the Air Base Bridge and internal streets through the schemes, and treatment around damp zones near Wadi Umm Hablain and moist apartment foundations requires understanding of moisture paths and water-table fluctuations.

Before treatment

The food, the opening and the crevice decide the method

Al Rayyan lies east of the Haramain expressway between the air base bridge and Al Kawthar, with Umm Hablain to its east and Briman to its south.

A small house gecko resting on a pale wall

The house gecko

The house gecko shelters in fissures around damp foundations and in gaps between pipes, emerging nightly to hunt insects that concentrate around lights and damp low spots around the site.

An outdoor wall lamp lit after dark

Outdoor lighting

Street lighting and external vents draw flying insects nightly, and the gecko arrives from foundation crevices and damp areas following these insect congregations.

An insect screen on a window, seen close up

Window mesh

Apartment windows may sit close to exposed pipes and unsealed penetrations owing to ongoing construction, and the gecko may enter through these gaps and weaknesses.

Air-conditioner pipes passing through an outside wall

The air-conditioner sleeve

Air-conditioner ducts and drainage pipes are sometimes exposed or unsealed owing to ongoing building work, offering the gecko direct passage from damp foundations and wadi zones into the residential envelope.

An electrical distribution board mounted on a wall

Meter boxes and electrical panels

Electrical boxes and meter cabinets in the new neighbourhood may be exposed or incompletely protected owing to ongoing construction, with insects massing around them.

A garden wall with watered planting beside it

The garden and the irrigation

Wadis, low spots and damp zones around the neighbourhood offer insect and rodent habitat from which geckos arrive at apartments via exposed pipes and penetrations.

How we work

  1. 1

Inspect at night and find the source

We come at the hour it is actually moving, and establish which wall face it is living on, which lights are gathering its food, the entry points and the crevices it wedges into by day.

  2. 2

    Treat the food source

We treat the flying and crawling insects on the wall faces, around the perimeter and around the lighting. Once the food goes, the wall stops being worth staying on.

  3. 3

Close the openings and clear the crevices

We seal the air-conditioner sleeve, screen the vents and drain outlets, deal with the underside of doors, and place a repellent in the crevices and behind panels so they move out before anything is closed.

  4. 4

    The follow-up visit

We come back once the glued eggs have hatched, check the seals held, and re-treat any wall face where activity has returned.

What gecko control includes

  • A technician inspecting with a flashlight

    A recorded night inspection

Wall faces, lighting, entry points and egg sites, all established before anything is applied.

  • A spray nozzle in close detail

Treating the insects on the walls

Targeted treatment around lighting, windows and the building perimeter, because the food is what keeps it there.

  • A gloved hand applying bait into a joint

    Placed repellent in the crevices

Behind panels, in wall joints and at the ceiling-void entries, where it sits out the day.

  • A metal floor drain

    Screening vents and drain openings

Shafts, vents and the condensate outlet, which are entry points nobody looks at.

  • A clean kitchen counter after treatment

    Aftercare instructions

Ventilation, what to cover, and the change to the outside lighting that stops the insects gathering again.

  • The visit report being written on a clipboard

    A scheduled follow-up

A set date after the first treatment, a check on the seals and re-treatment of anything still active.

What is different about Briman Sub-Municipality

Briman sub-municipality sits east of the Haramain expressway on Jeddah's north eastern edge. Its older quarters are planned grids of villas and walk-up flats, while the outer districts are new subdivisions still being built out. Seasonal wadis such as Wadi Umm Hablain and Wadi Al Asla cross the area, groundwater runs high in places, and drainage networks in the newer districts are incomplete, so soil around foundations stays damp. Vacant plots, live building sites and constant dust give crawling insects and rodents easy routes into homes, and the food outlets along the main arteries keep them supplied.

Questions about this district

Does incomplete drainage mean the gecko problem persists until building finishes?

Yes. As long as drainage is incomplete and soil stays damp, insects remain abundant and the gecko problem will persist. Finishing construction and sewers may alleviate the problem, but seasonal wadi moisture may mean it recurs after heavy rain even after building completes.

Do seasonal wadis and rainfall mean a seasonal gecko problem spike?

After heavy rain, low-lying areas stay damp for weeks. Insects congregate densely, and gecko populations increase markedly. Yes, there is a clear seasonal peak in gecko activity when wadis carry water and low ground stays wet.

Are upper-floor flats less affected than ground-floor units in a new development?

Ground-floor flats receive more damp from moist foundations and may be more exposed. Upper flats may be slightly less affected, but shared pipe systems carry moisture to every level, so the difference is not large.

Is treating a single flat enough if neighbouring flats go untreated?

In a new development with closely spaced apartments and shared pipes, treating one flat may suppress the problem there temporarily, but the gecko returns rapidly from shared services and neighbouring flats.

Does continuous dust from construction compromise treatment efficacy?

Building dust can coat pesticides and reduce effectiveness. Ongoing excavation and work may mean retreatment is necessary more frequently than in stable, finished areas.

Should we treat now or wait until construction and drainage finish?

Treatment now may suppress the problem temporarily, but because building and incomplete drainage continue, the problem will recur. Waiting until building and sewers are finished may be more cost-effective over the long term.

How much does gecko control in Al Rayyan cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Rayyan.
