The first reason

New hotels stand next to ageing popular markets

The upmarket hotel on King Abdulaziz Road and fifty metres away sits an old popular market the merchant crosses every day. Rodents and cockroaches travel between market and hotel through shared pipes and partition gaps. Treating the hotel in isolation is a half measure. We need coordination between both sites.

The second reason

The bus station loads and ships thousands of visitors daily

Mahbas Al Jinn is a major transport hub shifting huge numbers of Hajj visitors daily in season. Passengers coming from distant cities may carry bed bugs or cockroaches. The nearby hotel receives these same visitors, and infestation arrives in the first bag.

The third reason

A university medical centre nearby is a likely bed bug source

The University Medical Centre admits patients from distant regions who may carry bed bugs. If bed bugs enter a hospital bed, they spread to staff and visitors and then to the nearby hotel. The medical pressure is seasonal but real.

How we work

Walk the floor, room by room

We start from what the staff reported, open the beds, lift the headboards and check the rooms either side and the ones above and below, then mark each room as affected, adjacent or clear.

Treatment outside occupied hours

Seams are vacuumed first, then steam or a targeted application goes onto the seams and joints, dust into the frame voids and behind the skirting, and gel bait through the kitchens and service areas. Nothing is broadcast over soft furnishings.

Sealing, and the operating routine

We close the skirting gap, the pipe penetration and the gap under the service corridor door, then agree with the staff that linen is bagged inside the room itself, and what gets reported the moment it is seen.

Follow-up, and putting the room back

We come back once the remaining eggs have hatched, read the monitors and open the bed a second time. A room returns to service on the result of that inspection, and the room number and both dates go into the log.

The new hotel in fast-growing Al Aziziyah may not yet have an established pest programme. We recommend routine inspection even without complaints, because the surrounding sources (bus station, market, medical centre) mean infestation may be present before anyone notices it.

Questions about this district

Is Mahbas Al Jinn bus station near enough to be a bed bug source for hotels?

Yes. Buses carry passengers from distant places, and bed bug cases travel with them. The nearby hotel receives some of those same passengers, and the risk from the station is real in season.

Should we treat the popular market below a hotel building?

If there is direct contact (shared pipes, common entry), yes. The market may be the source of rodents and cockroaches. We assess the structural connection first.

Is a new hotel in Al Aziziyah less at risk than an older one?

The new hotel may have better seals but the pressure from the bus station, the market and the medical centre remains high. Building quality alone doesn't suffice if infection sources surround the building.
