Hotels and apartments in Al Mahjar Jeddah

Al Mahjar is a south Jeddah district west of Al Wazeeriyah on the old quarantine station site, holding three major hospitals, Petromin Souq and furnished apartments. Proximity to the Islamic Port and Industrial City paired with multiple hospital infestation sources make pest control here complex.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Mahjar

Three major hospitals provide multiple sources of bed bugs and rodents. Petromin Souq attracts insects and rodents from a wide surrounding area. Visitor and worker circulation from the hospitals moves pests through the district daily. The method is set out in full on the full Hotels and apartments page.

The first reason

Major hospitals as multiple simultaneous sources of bed bugs and rodents

Three large hospitals on the Al Mahjar site provide shelter and food for insects. Patients, visitors and staff carry bed bugs and rodents. Furnished apartments and hotels nearby are under constant reinfestation pressure from hospital sources.

The second reason

The port, the industrial zone and warehouse rodent corridors

The Islamic Port and the Industrial City provide food and shelter for rodents. Rodents move through streets and underground utility runs. Full protection must include external perimeter assessment and rodent entry point sealing.

The third reason

Open stormwater channels, warehouses and sustained high moisture

Open drain channels and dense storerooms provide water and shelter. High humidity and nearness to salt water speeds insect reproduction cycles. Conditions favour pest survival and rapid population recovery.

What we check in the room, and behind it

King Faisal Road, Al Mahjar Street and Zainal Street cross a district holding large hospitals, a busy commercial market and furnished residential units. The Islamic Port and the Industrial City nearby drive heavy daily traffic and provide multiple pest sources.

A stripped hotel mattress with its edge piping visible

Mattress and base seams

Mattress seams in hotels near hospitals may contain bed bugs from patient visitors. Inspection requires care and may reveal active populations.

A wooden headboard fixed to the wall behind a bed

The headboard

The headboard may sit against a wall shared with an adjacent unit or a corridor. Insects transfer easily in densely packed older buildings.

An empty hotel corridor with guest room doors along it

The rooms either side

Neighbouring rooms in the hotel may be occupied by hospital patients or their visitors. Coordinated treatment across units is necessary.

A luggage stand and a wardrobe in a guest room

The luggage stand and wardrobe

The luggage stand and wardrobe may be older with accumulated gaps. Visitors from hospitals carry insects in luggage readily.

A small kitchen with cabinets and a sink inside a serviced apartment

The kitchenette in a unit

The kitchenette in the furnished flat receives smell from the market or from prepared food delivery. Cockroaches arrive from the external commercial environment.

Industrial washing machines and linen trolleys in a laundry

Laundry and the waste room

The laundry and waste room beneath the building may sit close to open drains and high moisture zones. Treatment includes these areas as they concentrate pests and moisture.

How we work

  1. 1

Walk the floor, room by room

We start from what the staff reported, open the beds, lift the headboards and check the rooms either side and the ones above and below, then mark each room as affected, adjacent or clear.

  2. 2

    Treatment outside occupied hours

Seams are vacuumed first, then steam or a targeted application goes onto the seams and joints, dust into the frame voids and behind the skirting, and gel bait through the kitchens and service areas. Nothing is broadcast over soft furnishings.

  3. 3

    Sealing, and the operating routine

We close the skirting gap, the pipe penetration and the gap under the service corridor door, then agree with the staff that linen is bagged inside the room itself, and what gets reported the moment it is seen.

  4. 4

Follow-up, and putting the room back

We come back once the remaining eggs have hatched, read the monitors and open the bed a second time. A room returns to service on the result of that inspection, and the room number and both dates go into the log.

What the hotel and apartment programme includes

  • A technician inspecting with a flashlight

A recorded room by room inspection

Beds opened, headboards lifted, neighbouring rooms checked, and the state of every room number recorded before anything is applied.

  • A spray nozzle in close detail

Treatment of the beds and seams

Vacuuming, then a targeted application on mattress and base seams, frame joints and behind the skirting, never across the open surfaces of the room.

  • A gloved hand applying bait into a joint

Bait and points in the service areas

Gel bait and numbered monitoring positions through the kitchen, the stores and the service corridors, read and logged on every visit.

  • A metal floor drain

    Drains, laundry and waste

Floor gullies, the grease trap, the laundry and the ground around the containers, because that is the source that renews itself daily.

  • A clean kitchen counter after treatment

    Room release and staff guidance

What is covered and cleared before we go in, the ventilation time we set for each case, and what the staff look for when they strip a bed.

  • The visit report being written on a clipboard

    A timed follow-up and a room log

A second visit timed to the hatch, monitors read, and a record carrying the room number, the date of each visit and what was found.

What is different about South Sub-Municipality

The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.

Questions about this district

Are the three hospitals in Al Mahjar the main bed bug sources?

Yes. Large hospitals are known sources. Patients and visitors carry bugs into hotels and flats. Repeated infestations in the area usually originate from hospital discharge and visitation.

Does Petromin Souq attract insects from distant neighbourhoods?

Yes. The market draws buyers and suppliers from various cities. Insects travel with people and goods. Hotels and flats nearby face additional pressure from market activity.

Is the Islamic Port a significant source of rodents for Al Mahjar?

Yes. The port is a major rodent source. Shipments, cargo and stored food provide constant food supply. Rodents spread from the port across the district.

Do open stormwater channels provide insect and rodent corridors?

Yes. Open drains provide water, shelter and travel routes. Insects and rodents use them to move between zones. Channels are checked as part of perimeter assessment.

How do you protect a furnished flat from hospital-sourced bed bug reinfection?

Initial inspection identifies the source. Protection includes external voids and perimeter zones. We may recommend additional external barriers if hospital traffic is the primary risk.

Are older quarters like the Petromin neighbourhood higher pest risk?

Yes. Older housing has aged drainage and more gaps. Insects and rodents find permanent shelter in old construction much more easily than in new stock.

How much does hotels and apartments in Al Mahjar cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Mahjar.
