Preventive treatment in Ghulail Jeddah
Ghulail is an old district whose informal buildings were completely cleared for the South Jeddah redevelopment project, and its narrow lanes have given way to open ground and new building plans. The preventive programme starts before new construction and monitors the damp left behind by demolition and filling work, because new foundations will be built on soil that was previously saturated with water and moisture for decades.

Targeted, not broadcast

We return after the first treatment, because what survives it does not show on the day.

Why they keep coming back in Ghulail
Land being redeveloped retains moisture from old failed drainage for months, and insects that lived in the old buildings may still be in the soil waiting to return to the surface. The method is set out in full on what Preventive treatment involves.
Soil saturated with old failed drainage
Ground in Ghulail was under old buildings for decades and leaking pipes seeping constantly, so the soil is now waterlogged and damp. When new villas build on this land, rising damp from the soil will attract insects from day one, so the programme focuses on strong barriers against rising moisture.
Insects from old foundations and buried rubble
Demolition and filling work may leave rubble and organic material beneath the surface, offering perfect insect and rodent habitat. The programme monitors new foundations closely and focuses on removing any rubble or organic matter from around the new villa.
Open streets and ongoing excavation work
The new wide streets are now more exposed to dust and insects from neighbouring areas. Ongoing foundation and utility excavations may unearth pockets of insects, so we intensify visits at each building stage because pressure changes as construction progresses.
Ghulail on the map
Ghulail sits about 1.5 km from Al Quraiyat and about 2 km from Al Nazlah Al Yamaniyah.
Open in Google MapsWhat a preventive visit reads
A decades-old south Jeddah district next to the former Al Mahjar quarantine area. Its narrow lanes and failing drainage have been cleared entirely, and the site is now level and ready for rebuilding. The old district of compacted structures and worn streets is being replaced with planned new construction.
The base of the outside wall
The base of the new villa's outside wall sits on waterlogged ground, so we place a strong residual there blocking rising moisture and the insects that come with it, which is the most important part of the programme.
Gaps and openings
Gaps around the foundations and pipes entering the new villa may be weak points, so we seal them tightly and monitor closely because saturated soil may try to enter through any gap.
Air conditioning condensate
Air conditioning drainage may not yet be installed, but we monitor any water pooling around foundations from excavation or rain and dry it quickly, because standing water creates perfect insect habitat.
Floor drains
Floor drains may not yet be installed in the new villa, so we place monitoring points around the planned drain locations before fitting, because those will be likely entry points later.
Irrigation against the wall
Gardens and watering against the wall may start soon, but first we monitor the ground around the villa for pooling from excavation or rain and dry any excess damp.
The monitoring points
Monitoring points go around the foundations outside, at every pipe and cable entry point and around the villa's perimeter. Reading these points tells us the real pressure from saturated soil and ongoing construction work.
How we work
-
1
The baseline survey
We walk the outside boundary and then the inside: gaps under doors, pipe runs, vents, condensate lines, drains, the bin area and the store, and we fix the monitoring points before anything is applied.
-
2
Close the routes
Mesh on the vents, the gap under the door dealt with, the sleeve around a pipe run closed, and water put back into the drain nobody uses. Exclusion saves a spray that would otherwise repeat forever.
-
3
The band and the placed product
A residual band at the base of the wall outside and around door and window openings, with placed product inside joints and closed voids where it is warranted, and no open spray across living surfaces.
-
4
The scheduled visit: read, renew, record
We read the points to see which side is under pressure, renew the band where sun or irrigation has taken it, aim the visit at what the coming season opens up, and write down what was found and what was used.
What the preventive programme includes
-
A survey, then a check every visit
Entry points, moisture sources and storage, recorded before anything is applied and revisited each time.
-
Monitoring points that get read
At the wall and floor junction, under sinks and in the store, checked on every visit rather than only the last one.
-
A renewed exterior band
At the wall base and around the openings, put back wherever sun or irrigation took it between visits.
-
Drains, water lines and waste
The water seal in the drains, the condensate line and the ground around the bins, which are the standing water and food sources.
-
Between the visits
What to keep dry, what to keep closed, and what is worth a call before the next date. Ventilation we tell you before the visit.
-
A scheduled visit and a record of each
An agreed date, what the points held, what was treated, and what changed since last time.
Landmarks of Ghulail
Access from Omar Al Mutawa Street and Al Falah Road is straightforward, and the programme schedules visits around building and excavation phases on Al Mahjar Street and neighbouring roads. We choose visit times that avoid peak excavation periods when dust and chaos are highest, because this increases insect entry risk.

Questions about this district
This ground was very damp before. Will the new villa attract more insects?
Yes. Rising moisture from the soil is the main problem. The programme focuses on a strong barrier on the foundation base that blocks damp and insects entering from below. We monitor this point specially because damp may continue for years.
Excavation around the villa is still ongoing. Is a preventive programme possible now?
Yes. We start now before building finishes. We focus on close monitoring of voids and excavations and place temporary barriers at critical points. When building finishes we seal every gap permanently and the programme continues with lasting protection points.
I lived here before demolition and saw many insects. Will they come back?
They may if some insects remain in the soil. The preventive programme from day one stops their return, because it places a strong barrier from the first building and monitors continuously. Old insects get no chance to return.
Rubble and spoil from demolition still sits nearby. Does that increase pressure?
Yes greatly. Rubble and soil may harbour insects and offer damp habitat. We focus on clearing the area around the villa of any rubble or spoil and place a residual barrier around the base of the outside wall.
Building will take a year or more. Does the programme stay for all that time?
Yes. The programme continues because pressure changes with each building stage. We increase visits during excavation and foundation work, reduce slightly when that phase ends, and increase again at final finishes.
The new street is very wide and dust blows everywhere. Does that carry insects?
Dust may carry insect eggs or dormant insects. We focus on monitoring points against dust and incoming insects, and clean the area around the villa of accumulated dust.
How much does preventive treatment in Ghulail cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Ghulail.
