The first reason

Old joints between stone and brick

The gaps between stones and bricks in these centuries-old buildings have widened over decades of moisture and slow building movement. Scorpions hide deep inside these joints and emerge at night. Treatment of these gaps requires deep injection because the cavities run far into the wall.

The second reason

Leaking drainage pipes under the flats

Sewerage pipes beneath the flats are cracked and seep continuously, creating a permanently damp environment under the foundations. Scorpions move through this moisture and find their way into gaps below doors and cracks around the pipes that carry water upwards.

Night survey and perimeter inspection

We walk the perimeter after dark with an ultraviolet lamp, which makes a scorpion show up against wall and soil, and we record the harbourage, the ways in and how much prey is present.

Treat the harbourage and the building edge

Dust into the wall joints and the dry voids, and a targeted band tight against the foundation and around openings, because the material holds longer on a porous surface than on tile.

Close the ways in and remove the prey

A sweep under the doors, sealing where air-conditioning and drain pipes pass through, mesh over openings, and treatment of the cockroaches and insects it feeds on, so the reason to come in goes with them.

The follow-up visit

A scorpion can sit in its harbourage for weeks without moving, so the first pass does not always reach it. We come back to refresh the perimeter band and check what has appeared since.

Questions about this district

Does an old district mean scorpions will never stop appearing?

No, but an old district means one treatment is not enough. Constant seepage moisture draws scorpions back within two or three months. Regular treatment every season is necessary, not optional.

Why do scorpions reach my flat from the surrounding lanes?

The narrow lanes have shops and restaurants that provide food and water easily. Insects gather there and scorpions follow them. The tight gaps between closely-spaced buildings ease their movement. Sealing gaps around your flat is essential even if the whole district is treated.

Should drainage pipes be repaired before treatment?

If they are severely leaking and causing visible damp, yes repair them first. If the damp is slight, we treat and monitor. Pipe repair is the property owner's responsibility but it greatly improves treatment results.

Is external treatment alone enough in an old district?

No. An old district means internal moisture and easy entry through old joints. Both inside and outside must be treated, and shared gaps are critical.

When is the best time to treat a very old flat in this district?

Spring and autumn are better than summer and winter. In summer scorpions are highly active and may escape before the pesticide reaches them. In winter humidity rises and reduces pesticide effectiveness. Spring is best.

If the whole district is treated, will scorpions disappear from my flat?

If every building, lane and joint is treated, numbers will drop sharply. But your flat may need extra treatment if it sits at the district edge or near a restaurant or shop.
