Why they keep coming back in Al Adl

In these stacked buildings, water leaks concentrate at the shared floor level, and residents of one flat often discover termites had entered from neighbours above, below or beside them. The buildings share the problem. The method is set out in full on what Termite control involves.

The first reason

Shallow footings and shared floor slabs

Apartment blocks here rest on shallow footings because the ground rises steeply towards the hills. The floor slab is shared across multiple units stacked on top of each other. Termites reach it at one point from the soil beneath and then spread horizontally under the slab, attacking several flats at once without appearing at the surface until damage is advanced.

The second reason

Pipes and shared block entries

The joints in floor slabs and the floor-level entries from building lobbies carry water mains, sewers and power conduits that connect flats to each other through narrow channels. Termites use these as natural highways, and every unit is linked to its neighbours through these joints. Treating one flat only does nothing if adjacent units remain untreated, because the colony can retreat and advance through the shared infrastructure.

The third reason

Multiple owners and difficult coordination

Each building holds dozens of flats owned by different individuals with separate decisions about pest control. Agreement on joint treatment of the shared soil and entry points is harder than in a single villa and may raise coordination costs. Termites affecting a district may linger in one block if the residents of that building cannot align on a joint response.

The evidence that decides the treatment

Construction is densely packed and foundations are close together. The joints in shared floor slabs carry water pipes, sewers and power lines serving multiple units, and these joints become natural tunnels for termites moving between buildings.

Mud tubes beneath the shared floor slab connecting multiple units run deep and may reach several flats before showing on walls, especially if the slab is thick or has insulation that hides them.

Shed wings appearing in certain seasons may signal termites moving between units through shared entries and floor joints, and usually appear in flats connected by the same slab.

Hollow timber

Hollow timber in apartment blocks usually shows first in handrails, internal doors and thresholds, because moisture from leaked shared pipes reaches the wood there first and creates the routes the colony follows.

The water source

Moisture from leaking shared pipes and sewers beneath the floor slab creates a damp passage for termites year-round, even in dry seasons, sustaining a chain of infection under the building.

Cellulose on the floor and sand beneath shared slabs feeds the colony close to its water source, keeping the termite station directly under the floor level where it is hardest to detect.

How we work

Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What is different about Al Maabdah Sub-Municipality

Al Maabdah sub municipality climbs from Al Abtah and Al Jumayzah beside the Al Mualla cemetery up through Al Khansa and Rai Adhakhir to Al Adl, Jabal Al Nour, Wadi Jaleel and Qurtubah on the outer ring roads. It mixes hotels and pilgrim housing near the Grand Mosque with old popular houses on hillside passes, new housing schemes on valley floors that carry flash floods after rain, and industrial plots, workshops and warehouses along Al Hajj Street in Qurtubah. Street widening and expropriation leave partly demolished frontages in Al Khansa.

Questions about this district

Is the termite problem only in my flat or also in the adjacent ones?

Mud tubes do not tell the full story, because termites may reach the shared floor slab from the soil at one point and then travel horizontally beneath it. Inspection must include the flats beside and below yours and the joints between units. In most apartment cases the termite originates outside the flat and is simply using it as a food source.

If I treat only my flat, will that be enough or must the whole building be treated?

The soil under the entire block must be treated, but the shared entries and joints between units need agreement from multiple owners. If you treat only your flat and the termite is returning from an adjacent unit or travelling through the shared slab, your limited treatment will not stop it.

Accessing the shared floor and pipes requires drilling. Will that damage the building?

The access points already exist in the floor joints and entry zones. Inspecting these points and opening them for treatment does not require new drilling through intact slab. The work uses the passages that were built into the structure at construction, so damage is minimal and confined to existing weak points.

If my neighbour refuses treatment, does treating mine protect me from their infestation?

Joint soil treatment beneath the building stops termites rising from below. But if termites have already spread beneath the shared floor to multiple units, one treated flat does not fully protect against a source in an untreated flat above, below or beside you. Inspection determines whether the colony is isolated or has already distributed.

My flat is new in an older block. Are termites worse here than in a new villa?

Old blocks along King Faisal Road and the ring road have shallow footings and leaks in shared pipes. This allows termites to reach them faster. A new villa may have deeper footings and fewer leaks, but new construction in the wadi zones of Al Maabdah according to the region pattern may carry seasonal water that increases risk even in new properties.

How often does my flat need inspection in one year after treatment starts?

The first inspection is four weeks after treatment, the second after three months. After that, flats in apartment blocks need at least one annual inspection, because the sources of termites in the soil and shared pipes remain. If signs appear, inspection comes sooner.
