Termite control in Al Awali Makkah

Al Awali is a modern villa district in south east Makkah built in the nineteen nineties on high ground, with detached villas each on its own plot with a garden and boundary wall. Prince Sultan Road and the Fourth Ring Road cross it, and Umm Al Qura University and the holy sites lie nearby. The elevation provides better drainage, but ancient colonies in the soil below can reach new villas and gardens as soon as they are built.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Awali

The gardens and outdoor space around each villa allow initial inspection from outside, but continuous garden watering increases the moisture in soil around the footings, offsetting the natural drainage benefit of the elevation. The method is set out in full on our Termite control service.

The first reason

Elevated soil and improved drainage

The elevation provides better drainage than lower districts, but the soil beneath the villas may harbour ancient dormant colonies. Height does not mean safety from termites; it only means less seasonal moisture from rain. Old colonies remain in the soil even if it is elevated.

The second reason

Gardens and constant watering

Every villa has a garden, and constant garden watering adds moisture to the soil around the footing. This extra moisture gives termites ideal conditions to remain active even in elevated soil. Footings on the garden side are more exposed than those on the other side of the villa.

The third reason

Detached villas with incomplete underground boundaries

Each villa is separate but the boundaries between them are incomplete below ground in some places, especially under the walls. Termites can migrate from one villa to the next through the shared soil beneath the boundary wall. Treating one villa alone will not stop the infestation if the neighbour's villa is infested.

The character of Al Awali

Villa district: private plots, gardens and a boundary wall to every house

Detached villas each with its own garden give the owner direct observation and control opportunities, but constant garden watering means the soil around the footing is always damp. Treatment must focus on the irrigated soil around the footing.

Before treatment

The evidence that decides the treatment

A modern villa district built on elevated land in south east Makkah, detached villas each on private plots with gardens, crossed by Prince Sultan Road and the Fourth Ring Road, with the university and holy sites nearby.

Narrow mud tubes running up a concrete wall

Mud tubes

Mud tubes begin in the damp soil around the garden from constant watering and travel toward the footings and wooden beams.

Discarded transparent wings on a window ledge

Shed wings

Shed wings may appear in older villas built with traditional footings, especially in the irrigated areas beside the garden.

A damaged timber frame showing internal galleries

Hollow timber

Hollow timber appears in old stone and timber footings, especially if the villa is beside a constantly watered garden.

A dark damp patch below a pipe at a wall base

The water source

The moisture source is the continuous garden irrigation and the elevated soil that retains more moisture in the irrigated areas than is ideal.

Cardboard boxes and timber stacked on a store floor

Cellulose on the floor

Wooden floors and beams in old footings touch the damp soil from garden watering, providing easy entry for termites.

A concrete joint and a pipe passing through a floor slab

Joints and pipe entries

Incomplete boundaries underground between neighbouring villas provide pathways for termites to spread between properties through shared soil.

How we work

  1. 1

    Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

  2. 2

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

  3. 3

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

  4. 4

    Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What termite control includes

  • A technician inspecting with a flashlight

    A traced, recorded inspection

Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.

  • A spray nozzle in close detail

A treated band at the perimeter

Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.

  • A metal floor drain

    Joints and service penetrations

Slab joints, pipe entries and floor drains, which are the ways up through the concrete.

  • A gloved hand applying bait into a joint

    Bait stations in the soil

A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.

  • A clean kitchen counter after treatment

    Aftercare instructions

What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.

  • The visit report being written on a clipboard

    Scheduled monitoring visits

Reading the stations, sounding the same timber again, and treating any new activity.

Questions about this district

Does the elevation protect villas from termites?

Elevation provides better drainage of seasonal rain, but elevated soil may still hold ancient dormant colonies. Height does not mean protection from termites. Continuous garden watering supplies enough moisture for the pests to thrive even on elevated ground.

Does the garden surrounding the villa increase termite risk?

Yes, the garden provides continuous moisture from watering, and the soil around the footing stays damp. Footings on the garden side are more exposed. Treatment of the villa's soil must focus on the irrigated areas.

Can termites reach my villa from an infested neighbouring villa through the soil?

Yes, the underground boundaries between villas are sometimes incomplete, and termites can spread through the shared soil beneath the boundary walls. If a neighbouring villa is infested, yours is at risk.

Will treating my villa alone protect me if the neighbour's is infested?

Treating your villa provides protection, but may need extra reinforcement on the boundary with the neighbouring villa. The natural boundary underground may not stop the pest, so a treated barrier may be needed too.

Are older stone and timber foundations more exposed?

Some villas in Al Awali built in the nineteen nineties have traditional stone and timber footings. These are more exposed than modern concrete. Older villas need more frequent inspection than newer ones.

How often should a villa be inspected each year?

Initial inspection is essential before or immediately after building. Thereafter annual inspection is recommended at minimum, especially in the irrigated garden areas. If signs are found, more frequent checks may be needed.

How much does termite control in Al Awali cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Awali.
