Termite control in Al Lulu Jeddah

Al Lulu is a coastal strip where high humidity and salt air persist all year, and the newer villas and apartments sit on irrigated gardens with foundations close to the raised water table. Termites here find their way from saturated soil through floor joints and pipe entries, and treating them calls for different methods than inland areas far from the sea.

  • Targeted, not broadcast

Product goes into cracks and runways, never sprayed across open surfaces.

  • Told before we start

What we will use, where it goes, and what to cover or move before we arrive.

  • A follow-up visit

We return after the first treatment, because what survives it does not show on the day.

  • Homes and businesses

Apartments and villas, and kitchens and stores that need a record of each visit.

Why they keep coming back in Al Lulu

Villas and flats are metres from the raised water table, and wooden fences and older foundations show weakness at the base in every season, starting before termites are spotted. The method is set out in full on Termite control in detail.

The first reason

Salt air accelerates damage to the envelope

Salinity weakens concrete, cement and paint on foundations and outer walls, leaving small gaps where termites enter. Treatment here focuses on sealing these breaks and protecting materials from salt alongside chemical work in the soil.

The second reason

Raised groundwater reopens the route after treatment

After summer treatment in the dry season, the water table may rise again in winter and after rain, carrying termites through fresh layers of soil. Bait station monitoring runs longer here than in inland districts.

The third reason

Resorts and irrigated gardens shelter rodents that spread termites

Daily watering of gardens and green spaces creates damp conditions that suit rodents and cockroaches, and these animals carry termites from place to place through pipes and voids under the slab.

Landmarks of Al Lulu

Work in Al Lulu is organised by how residents move through the area and where resorts are sited. Obhur Road is the main highway linking villas, apartments and resorts, while Al Lulu Park surrounds many homes, and its irrigated green spaces create conditions we monitor closely for termite activity.

Before treatment

The evidence that decides the treatment

The coastal zone maintains constant high humidity, and the soil near the sea carries salt and termites. Irrigated green spaces in villas, resorts and district parks add to soil saturation throughout the year.

Narrow mud tubes running up a concrete wall

Mud tubes

Mud tubes here are close to the raised water table and their routes change with the seasons; we follow them to the deepest point in the soil before applying any treatment.

Discarded transparent wings on a window ledge

Shed wings

Shed wings appear most often in breeding season after rain and high humidity, and they point to colonies close to the surface that need urgent treatment.

A damaged timber frame showing internal galleries

Hollow timber

Hollow timber in fences and furniture shows weakness at the base first because of salt and humidity together, not termites alone, though termites may be present too.

A dark damp patch below a pipe at a wall base

The water source

The water source here is mainly the raised water table, the nearby sea, and constant garden irrigation; treatment focuses on cutting off moisture paths before chemical work.

Cardboard boxes and timber stacked on a store floor

Cellulose on the floor

Cellulose touching the floor in villas and flats sits in high humidity all year, and saturated soil reaches it directly through foundations and gaps under the base.

A concrete joint and a pipe passing through a floor slab

Joints and pipe entries

Joints and pipe entries are numerous because of deep foundations and the needs of pools and gardens; we prioritise these weak points in our treatment plan.

How we work

  1. 1

    Inspect and trace

We sound the timber and the skirting, take moisture readings, and follow the tubes to the point where they leave the soil. We also settle the species, because one that lives inside dry wood is not treated like one that lives in the ground.

  2. 2

Treat the soil around the building

A narrow trench at the footing and injection at regular spacing, so the treated band runs continuous with no gap to walk around.

  3. 3

Drill the joints, inject the timber

Small holes at spacing along the slab joints, the wall bases and the pipe entries, direct injection into the galleries inside the affected timber, then the holes are closed and made good.

  4. 4

    Bait stations and monitoring

Stations in the soil carrying a slow-acting material the workers pass through the colony by mouth-to-mouth feeding, and we come back to read them, because an empty tube on a wall proves nothing on its own.

What termite control includes

  • A technician inspecting with a flashlight

    A traced, recorded inspection

Sounding, moisture readings, tubes traced back to the soil, and the species settled before anything is applied.

  • A spray nozzle in close detail

A treated band at the perimeter

Trenching and injection at the footing, spaced so the band is continuous rather than a set of patches.

  • A metal floor drain

    Joints and service penetrations

Slab joints, pipe entries and floor drains, which are the ways up through the concrete.

  • A gloved hand applying bait into a joint

    Bait stations in the soil

A slow material carried back through the colony by feeding exchange, rather than stopping the workers at the wall.

  • A clean kitchen counter after treatment

    Aftercare instructions

What not to dig or water near the treated band, what to keep off the walls, and the ventilation time we set for your case.

  • The visit report being written on a clipboard

    Scheduled monitoring visits

Reading the stations, sounding the same timber again, and treating any new activity.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Does salt air reduce how well the chemical treatment works?

Salt does not affect the treatment itself, but it weakens the physical barrier of foundations and creates new routes where termites can return. We focus on sealing the gaps that salinity opens up in concrete and mortar.

Our new villa is on Obhur Road near the sea: should we treat early?

A new villa in a coastal position needs preventive treatment before moving in if foundations are complete. High humidity and saturated soil make early treatment necessary rather than optional or something to watch.

The wooden fence weakens from the base every year: termites or salt?

The damage may come from termites or salt or both together. An inspection determines the causes, and we may need to protect the timber alongside treating the soil around its base chemically.

The garden is watered with salt water, does that increase termite risk?

Salt water weakens plants and soil, but constant irrigation itself raises soil humidity, which termites need. An irrigated garden creates ideal conditions for them regardless of the water source.

Should we treat in dry summer or wet winter in Al Lulu?

Dry summer allows better tracking of termites and the lower water table makes treatment easier. But winter brings higher water that may carry termites to new areas, so monitoring runs all year.

The resort beside us has a pool and daily garden watering: is it the source?

A resort is a damp environment that attracts termites and rodents, and living beside one raises risk if the soil is shared or nearby. An inspection tells whether the termites come from the resort or from the soil under our home.

How much does termite control in Al Lulu cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Lulu.
