Water tank cleaning in Al Lulu Jeddah

Al Lulu is a small upscale coastal strip facing the Red Sea between Al Zumurrud and Al Amwaj, with beach resorts, villas and recent apartment buildings along Obhur Road. Sea humidity is high and irrigated gardens are dense around the villas, so tanks face combined pressure from salt air, constant moisture and airborne pollutants.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Lulu

Al Lulu sits right on the coast, and tanks serve villas with dense irrigated gardens, so salt air and moisture damage water quality persistently. The method is set out in full on our Water tank cleaning service.

The first reason

Salt air and humidity together cause extreme rust

The nearby coast raises both salt and humidity simultaneously, causing very rapid rust in tanks and pipes even those with good protection.

The second reason

Dense garden irrigation raises local humidity sharply

Every villa has heavily watered landscaping, so moisture around the tank is much higher than anywhere else on the coast.

The third reason

Airborne sea pollutants enter readily

Air from the sea carries salt spray and organic particles, and tanks close to the shore collect higher contamination levels than other coastal areas.

Before treatment

The condition of the tank decides the method

An upscale coastal zone with villas, resorts and intensively irrigated landscaping, high sea humidity year round and dense watering systems maintain very high moisture levels around tanks.

Fine brown sediment beneath shallow water

The layer on the floor

Sediment contains salt, mineral salts and airborne sea pollution, and is likely thicker than in inland districts.

Water turned green by algae

Light and algae

Algae grow at extreme speed because of high humidity, salt and standing water, and may need manual scraping as well as washing.

A damp concrete wall carrying a dark deposit

The deposit on the wall

Walls collect thick coatings of salt, moisture and mineral deposits, with rust penetrating deep into concrete.

A concrete surface with a fine hairline crack

The lining and hairline cracks

Linings crack quickly from continuous salt and moisture exposure, and repairs may only be temporary.

The lid of a water tank on a building roof

The lid and the access hatch

Lids and fittings rust very quickly from salt and moisture, and may need replacement every six months.

A plastic pipe leaving the exterior wall of a building

The vent and the overflow pipe

Vent holes need very strong salt resistant filters and weekly cleaning at minimum, as salt blocks them extremely quickly.

How we work

  1. 1

    Inspect before the drain

Tank type and material, the condition of the lining, the depth of the sediment, the lid and the vent, and where the drained water will go. We agree the window without supply before anything is opened.

  2. 2

    Drain, then lift the sludge

The water leaves through the outlet, then the layer beneath it is taken out by hand and by suction. That layer is the reason for the visit, not the water that ran out ahead of it.

  3. 3

    High pressure wash

Walls, floor and the joint where they meet, with a brush wherever the film resists, then the wash water is taken out completely so nothing we lifted settles again.

  4. 4

Disinfect and put back in service

Disinfectant over every internal surface, left for its contact time and then rinsed out, followed by the refill, a first draw off at the taps, and a report on what was inside the tank.

What water tank cleaning includes

  • A technician inspecting with a flashlight

    An inspection before the valve

Tank type, lining condition, depth of sediment, lid and vent, recorded before any water leaves.

  • A metal floor drain

    Full drain and sediment removal

The water through the outlet, and the layer below it by hand and by suction until the floor itself is showing.

  • A spray nozzle in close detail

    Pressure washing walls and floor

High pressure across the surfaces and corners, and a brush on anything water alone will not lift.

  • A gloved hand applying bait into a joint

    Disinfection after the wash

A disinfectant intended for drinking water tanks, named to you before it is used, left for its contact time and then rinsed out.

  • A clean kitchen counter after treatment

Refill and the first draw off

We refill, run the taps so the new water moves through the pipework, and tell you when it is ready to use.

  • The visit report being written on a clipboard

A report and the next date

What was inside the tank, anything on the lid or the lining that needs repair, and a sensible date for the next clean.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Do algae grow faster in Al Lulu than other areas?

Yes, high humidity and salt provide ideal conditions for algae, so growth is faster than in any other district.

The tank leaks through the walls from salt and moisture. Is this normal?

Leaks may come from small cracks caused by salt and moisture, and detailed inspection and repair are necessary.

How do we protect the tank from the sea between cleanings?

Filters on vents and isolation of the tank from moisture help, but very frequent cleaning is essential.

Should we replace the tank instead of repeated repair?

If rust is severe and cracks are multiple, replacement may be better than repeated repair over the long term.

Irrigated gardens next to the tank raise humidity constantly. What can we do?

Gardens are essential for the property, but reducing watering near the tank and improving tank insulation both help.

Empty resorts and chalets. Do their tanks get dirty quickly?

Yes, standing water in empty chalets and high humidity cause very rapid contamination, so pre use cleaning is essential.

How much does water tank cleaning in Al Lulu cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Lulu.
