Water tank sterilization in Al Lulu Jeddah

Al Lulu is a small coastal strip on the Red Sea with beach resorts, luxury villas and modern apartment buildings along Obhur Coastal Road. Water here is saturated with seawater salt and very high humidity. Tanks need frequent sterilization because algae and salt accumulate rapidly in the wet marine climate.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Lulu

Villas and apartments in Al Lulu are relatively old by local standards (built fifteen to twenty years ago). Tanks contain more salt deposits and algae than inland quarters. The method is set out in full on the full Water tank sterilization page.

The first reason

Beach resorts and luxury villas demand very high water purity

Al Lulu resorts have large tanks and complex water systems. Guests and residents expect very clean water, so sterilization must be frequent and precise.

The second reason

Seawater salt enters tanks via condensation and salt-laden air

In Al Lulu, coastal air is saturated with salt and moisture. Condensation on tank walls introduces salt and mineral compounds directly into the water.

The third reason

Marine algae grow at accelerated speed on walls and floors

Light, heat, moisture and salt combine in Al Lulu to accelerate algal growth. Older tanks contain advanced green, brown and black algae layers.

The character of Al Lulu

Coastal area: high humidity and salt air through the year

Al Lulu is a small coastal district with resorts, luxury villas and relatively older apartment buildings. Tanks suffer acute salt and marine algae problems. Treatment focuses on removing algae and salt films with very high-pressure washing and application of strong sterilizing agents to deeply clean walls and corners.

Before treatment

What we read inside the tank before anything starts

A small coastal district on the Red Sea in southern Jeddah, with resorts, villas and modern apartment buildings along Obhur Road. It is bordered by Al Zumurrud to the north, Al Amwaj and Al Shira to the south and the Red Sea to the west.

Fine wet sand seen close up

Sediment on the floor

Dark green and brown algae coat tank walls and require scrubbing and high-pressure treatment.

A concrete wall carrying a damp green layer

The slime film on the wall

Salt and mineral compounds settle as thin white deposits on tank floors.

A plastic water tank standing on a rooftop

Light and heat

Black sludge and fine algae collect in corners, cracks and dark areas.

A concrete surface carrying fine cracks

The lining and any cracking

Coastal humidity and salt cause concrete wall corrosion and build salt deposit layers.

A metal cover over a water tank opening

The lid and the openings

Small cracks and voids in older tanks trap salt and algae and become contamination sources.

What shows up at the tap

Water lines from tanks to resorts carry heavy salt deposits requiring deep flushing.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Dhahban Sub-Municipality

Dhahban sub municipality is the northern coastal strip of Jeddah, running from the north bank of Sharm Obhur up to the old village of Dhahban and Salman Bay. Its districts are recently built, with owner occupied villas and apartments, beach resorts and chalets on the shore, and land subdivisions still being developed. Nearness to the sea keeps humidity high all year, irrigated lawns in villas, resorts and district parks hold water, Wadi Obhur and the vacant plots between buildings give rodents and reptiles shelter, and the old fishing village of Dhahban gives the far north a rural edge.

Questions about this district

Why do Al Lulu resorts need more frequent sterilization than ordinary villas?

Resorts have many guests and high water usage. Large tanks collect more sediment and algae grows faster due to constant circulation and exposure.

Does salt enter the tank directly from the sea or via the air?

It enters via salt-laden coastal air and condensation. Salt does not enter directly from the sea but saline moisture enters through ventilation and openings.

What is the difference between algae in Al Lulu tanks versus inland areas?

Al Lulu algae contains seawater minerals and grows faster. The colour is darker and quality is worse.

Is high-pressure wall washing enough to remove marine algae?

Yes, if pressure is very high. However, it may need multiple passes and application of strong sterilizing agents.

How often should resort tanks in Al Lulu be sterilized?

Resort tanks may need sterilization every month or two during high humidity seasons because demand is high and contamination is rapid.

Does salt on the walls affect water health or is it just visual contamination?

Salt affects taste, smell and health. Salty water may cause minor health issues and guests will reject it.

How much does water tank sterilization in Al Lulu cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Lulu.
