Water tank cleaning in Petromin Jeddah

Petromin is a popular quarter in south Jeddah beside the Jeddah refinery. Part of the old Al Karantina quarantine zone, it was included in the city's slum clearance and replanning programme. A single main road separates it from the refinery fence. Tanks here serve newly built homes after demolition and reconstruction, and water may arrive heavy with industrial traces and disturbed soil from excavations.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Petromin

Petromin tanks carry grey textured sediment that is neither ordinary white nor red, possibly from disturbed industrial soil. The method is set out in full on how we approach Water tank cleaning.

The first reason

The refinery is very close and may contaminate groundwater indirectly

Distance from the refinery is very small and soil may carry hydrocarbon traces and heavy elements. Groundwater may taste or smell odd even if crude oil has not entered directly. Cleaning must be very strong.

The second reason

New construction and deep excavation stir up heavy metals

The project involved demolition and deep digging. Heavy metals from old soil were disturbed and may have entered groundwater. These metals may be toxic and standard methods do not remove them.

The third reason

The main road separates the district from the refinery but not the air

The road protects against direct spills but refinery vapour and dust spread in the air. The tank may hold fine particles from the air that enter through vent holes even if protected.

The condition of the tank decides the method

Location beside the refinery means groundwater may carry industrial contaminants. Soil from new excavations may hold unusual minerals and particles.

Fine brown sediment beneath shallow water

The layer on the floor

Floor layer holds heavy metals and grey industrial particles, needing very strong wash with strong disinfectant and fine mesh filtration.

Water turned green by algae

Light and algae

Light and algae are rare because water may be naturally turbid, but filters need frequent replacement because they clog fast from contaminants.

A damp concrete wall carrying a dark deposit

The deposit on the wall

Tank walls may show grey or black spots instead of white or brown, pointing to different heavy metals than other zones.

A concrete surface with a fine hairline crack

The lining and hairline cracks

Lining may corrode fast from chemical compounds in the water, and hairline cracks appear sooner than in ordinary tanks.

The lid of a water tank on a building roof

The lid and the access hatch

Covers and ports carry a grey dust layer from air near the refinery and need frequent cleaning and strong protection.

A plastic pipe leaving the exterior wall of a building

The vent and the overflow pipe

Vent holes clog fast from fine particles drifting from the refinery and soil, needing very strong filters and regular replacement.

How we work

  1. 1

    Inspect before the drain

Tank type and material, the condition of the lining, the depth of the sediment, the lid and the vent, and where the drained water will go. We agree the window without supply before anything is opened.

  2. 2

    Drain, then lift the sludge

The water leaves through the outlet, then the layer beneath it is taken out by hand and by suction. That layer is the reason for the visit, not the water that ran out ahead of it.

  3. 3

    High pressure wash

Walls, floor and the joint where they meet, with a brush wherever the film resists, then the wash water is taken out completely so nothing we lifted settles again.

  4. 4

Disinfect and put back in service

Disinfectant over every internal surface, left for its contact time and then rinsed out, followed by the refill, a first draw off at the taps, and a report on what was inside the tank.

What water tank cleaning includes

  • A technician inspecting with a flashlight

    An inspection before the valve

Tank type, lining condition, depth of sediment, lid and vent, recorded before any water leaves.

  • A metal floor drain

    Full drain and sediment removal

The water through the outlet, and the layer below it by hand and by suction until the floor itself is showing.

  • A spray nozzle in close detail

    Pressure washing walls and floor

High pressure across the surfaces and corners, and a brush on anything water alone will not lift.

  • A gloved hand applying bait into a joint

    Disinfection after the wash

A disinfectant intended for drinking water tanks, named to you before it is used, left for its contact time and then rinsed out.

  • A clean kitchen counter after treatment

Refill and the first draw off

We refill, run the taps so the new water moves through the pipework, and tell you when it is ready to use.

  • The visit report being written on a clipboard

A report and the next date

What was inside the tank, anything on the lid or the lining that needs repair, and a sensible date for the next clean.

Landmarks of Petromin

Al Falah Road carries heavy transport traffic both ways between the refinery and the city, and Al Nujoom Roundabout marks the main entry point. Cleaning must account for the industrial location from the outset.

Questions about this district

Does the refinery directly pollute the tank water?

Direct pollution is unlikely but indirect pollution via groundwater and air is quite possible. Water may taste or smell odd from the refinery, and regular cleaning with strong filters is essential.

The water sometimes has a faint oily smell. Is that dangerous?

Faint oil smell may signal hydrocarbons or organic compounds from the refinery. Not safe for drinking. Cleaning must include regular water testing and you may need a special household filter.

The sediment is grey and has an odd texture. What is it?

Grey sediment may be heavy metals or industrial particles from contaminated soil. Not ordinary and needs regular water testing to identify the pollutant.

The tank is new and we just moved in but the water smells bad. Why?

The tank is new but water comes from an old contaminated source. Groundwater here may carry refinery pollution or disturbed soil contamination. Tank cleaning and water testing are urgent.

Does this district need more frequent cleaning than other Jeddah areas?

Yes, because of location beside the refinery and industrial soil history. Regular cleaning, strong filters and periodic water testing are not optional here.

Has the recent rebuilding eased pollution or made it worse?

The project added deep excavation that re disturbed pollutants. Things may improve over time but pollution may be worse now than before because of the digging.

How much does water tank cleaning in Petromin cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Petromin.
