Water tank sealing in Al Bawadi Jeddah

Al Bawadi is an old commercial district in northern Jeddah containing shops with flats above. Tanks here are small, numerous and stacked on multiple roofs. Heavy use and sea salt speed corrosion, and sealing prevents leaks that damage shops and flats below.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Bawadi

Commercial buildings in Al Bawadi hold multiple small tanks due to divided ownership. Shared tanks are rare and individual tanks per shop or flat are the norm. The method is set out in full on our Water tank sealing service.

The first reason

Small tanks stacked on multi-level roofs

Old buildings in Al Bawadi have roofs at many heights, with each floor potentially holding a separate tank. Small tanks corrode faster than large ones because surface area to volume ratio is higher.

The second reason

Sea salt and intense seasonal moisture

Al Bawadi lies close to the sea and salt accumulates rapidly on tanks. High seasonal humidity causes fast corrosion especially at corners and joints.

The third reason

Heavy and intermittent use in shops and hotels

Quraish Street hosts many hotels and furnished apartments with high water demand and pressure on tanks. Leaks here damage the shops and stock immediately below.

The character of Al Bawadi

Commercial area: offices, showrooms and small stores

Al Bawadi is an old commercial district with mixed buildings holding shops and flats. Tanks are individual, varied in size and age. Lining here requires speed and coordination with shop owners to ensure leaks do not damage shops during repair.

Before treatment

What we read before any material is opened

An old commercial district in northern Jeddah between King Fahd Road and Madinah Road, with mixed buildings containing shops and flats, Quraish Street known for furnished apartments and hotels, bounded by Al Faisaliyah to the south and Al Nuzhah to the north.

A fine crack running through a concrete wall

Cracking in the wall

Wall inspection searches for fine cracks, surface pitting and corrosion from concentrated sea salt.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor inspection focuses on weakness, uniform wear and gaps around internal pipes.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe joint inspection looks for current leaks and corrosion around entry and exit points.

Limescale deposits inside a water pipe

Sediment and scale

Inspection of paint and linings determines layer thickness, flaking areas and loss of bond.

Water pipes passing through a concrete wall

The pipe entries

Inspection of salts and deposits identifies thick salt layers and crystalline deposits on inner surfaces.

The hatch and the vent

Inspection of concrete beneath coating determines whether damage is structural or surface-level only.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Airport Sub-Municipality

The Airport sub-municipality covers some of the oldest established districts of northern Jeddah, gathered around King Abdulaziz International Airport between Madinah Road, King Fahd Road and Prince Majid Road. The stock is villas, single family houses and apartment blocks built decades ago, many served by ageing water and sewer lines. Commercial streets such as Quraish, Sari and Sultan bin Salman are lined with restaurants, furnished flats and popular markets. Dense commercial kitchens, worn pipework and the gaps in older buildings give cockroaches and rodents steady food and shelter, and the high resident population keeps that pressure constant through the year.

Questions about this district

Why do small tanks in Al Bawadi corrode faster?

Small tanks have higher surface area relative to volume, and salt and moisture attack every part.

Does a leak from one tank damage shops below it?

Yes. Continuous leaks damage walls, furniture and stock in the shop directly beneath the tank.

Can a tank be repaired while the shop below it is open?

It is best to drain and repair the tank while empty. Leaks during repair may damage the shop.

Are shared tanks common in Al Bawadi or mostly individual?

Most are individual because ownership is divided. Shared tanks are rare here.

Does salt need special handling during lining?

Yes. Salt layers and deposits must be cleaned before new lining is applied so it bonds properly.

When is lining better than tank replacement in a commercial area?

In most cases lining is cheaper and faster. Replacement causes longer service downtime and disrupts the shop.

How much does water tank sealing in Al Bawadi cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Bawadi.
