Water tank sealing in Al Fadl Jeddah
Al Fadl is a residential district south of Jeddah filling with new apartment blocks, villas and plots. Tanks here face high humidity and heat, and floor cracks and joint leaks are common. Growing quarters need fast, tight sealing because structures are new and still settling.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Fadl
Tanks in Al Fadl sit at different stages of stability: some buildings are new and tanks need their first sealing, others are slightly older and leaks appear after years of use. The method is set out in full on our Water tank sealing service.
New and relatively older buildings mixed
Al Fadl is filling in stages. New villas may need preventive sealing before problems appear. Slightly older buildings already show real leaks from foundation settlement.
Moisture from daily use and damp soil
Soil in Al Fadl is relatively moist and tank leaks may damage nearby foundations. High daily use adds pressure to tanks and moisture speeds decay.
Multiple pipes and connections in villas and blocks
New villas and blocks have complex pipe layouts with several entry and exit points. Each joint is a potential leak site, especially in modern villa designs.
Landmarks of Al Fadl
Access to tanks in Al Fadl runs via Old Makkah Road at Kilo Fourteen and the Jeddah Makkah Expressway. Nearby landmarks such as Jeddah Technical College and the National Guard King Abdulaziz Medical City provide clear reference points.

What we read before any material is opened
A residential district in south Jeddah beside Al Adl and Al Ajawid, with the Jeddah Makkah Expressway on its southern edge and Old Makkah Road at the Kilo Fourteen stretch.
Cracking in the wall
The floor in new tanks may not have fully settled, causing hairline cracks when the tank is installed.
The floor to wall joint
Pipe joints in modern villas are complex and may have several entry and exit points needing careful sealing.
The condition of the old lining
Corners and edges in new tanks may show small gaps where walls and floor have not fully bonded.
Sediment and scale
Ground moisture and tank seepage may weaken the foundations around the tank.
The pipe entries
Leaks may appear after the wet season or when use increases due to pressure on a new tank.
The hatch and the vent
Sterilisation after sealing is essential because new tanks may retain building dust and fine particles.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about South Sub-Municipality
The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.
Questions about this district
Does Al Fadl being newer mean tanks are still in good condition?
Not necessarily. Even new tanks may show small cracks from foundation settlement or manufacturing faults. Early inspection prevents major problems.
Is preventive sealing of a new tank worth the cost?
Yes. Preventive sealing extends tank life and stops future leaks. A new tank sealed from the start remains safe for many more years.
How do we know a tank in Al Fadl needs full sealing rather than simple patching?
If leaks are multiple or recur after simple patching, full sealing is better. If there is only one leak in one spot, patching may suffice.
Does sealing change the type of material found in the tank?
No. Sealing protects the inner surface and does not alter water nature or contents. Post-sealing sterilisation ensures clean water.
How does treatment differ between a new villa tank and a slightly older apartment tank?
New villa tanks may need only preventive sealing. Older apartment tanks may need crack and leak repair before sealing.
Does tank treatment affect the tank's natural water leak rate?
Sealing reduces actual leaks. Minor natural seeping from pipes or valves may occur, but sealing stops leaks through the tank walls themselves.
How much does water tank sealing in Al Fadl cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Fadl.
