Water tank sealing in Al Farouq Jeddah
Al Farouq is a mixed district in south Jeddah combining apartment buildings, industrial plots and vacant land, which means water tanks vary greatly in size, age and condition. Some tanks sit in modern buildings, others in old warehouses and workshops. Leaks and corrosion are common in both industrial and residential tanks.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Farouq
Tanks in Al Farouq are old and varied in size and type, ranging from small metal tanks in workshops to large concrete tanks in residential buildings. The method is set out in full on how we approach Water tank sealing.
Industrial and old tanks in workshops and warehouses
Old workshops and warehouses in the district have unprotected metal tanks exposed to sun, salt air and dust. Corrosion is faster and deeper here.
High water pressure from large tanks
Comparatively modern residential buildings have large rooftop tanks providing high water pressure. The pressure causes greater tank expansion and cracks appear quickly.
Mixed ground levels and high soil moisture
The district has residual damp patches from groundwater and informal irrigation. Underground tanks face very high soil moisture.
The character of Al Farouq
Mixed district: shops at street level with homes above them
Al Farouq is a mixed district with residential, industrial and warehouse buildings. Residential tanks need standard sealing, while industrial and workshop tanks need extra protection against corrosion and harsh external conditions.
What we read before any material is opened
A mixed district in south Jeddah between the ring road and Old Makkah Road, bordered by Al Wazeeriyah to the east, Al Jawharah to the north and Al Adl to the south, crossed by Haramain Road and Al Falah Road, containing apartment buildings alongside industrial plots and vacant land.
Cracking in the wall
Industrial metal tanks corrode from outside due to dust, salt air and direct sun.
The floor to wall joint
Large tanks on modern buildings provide high water pressure causing expansion and joint cracks.
The condition of the old lining
Entry and exit pipes on industrial tanks may be old, corroded and need full replacement.
Sediment and scale
Moisture from groundwater and informal irrigation around underground tanks causes continuous leaking.
The pipe entries
Weak and old foundations around tanks provide pathways for seeping water.
The hatch and the vent
Industrial tanks develop seasonal leaks after rain and extra pressure from accumulated water.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about South Sub-Municipality
The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.
Questions about this district
Do industrial tanks need different sealing from residential building tanks?
Yes. Industrial tanks may contain different materials and corrode faster. Sealing focuses on stronger protection against the external environment.
Why do tanks here corrode quickly even if they are comparatively new?
High water pressure from large tanks, high soil moisture and dust cause rapid corrosion even in newer tanks.
Does a leak from an industrial tank differ from a leak in a residential tank?
It may, depending on tank contents and pressure. Industrial tanks may leak from a different point and at a different rate.
How often should I inspect the tank after sealing?
After sealing, inspect every 3 months in the first year. Later, every 6 months is adequate if sealing is sound.
Does high soil moisture affect underground tanks?
Very much. High soil moisture exerts pressure on tank walls and causes seeping through small cracks.
Can a large industrial tank be sealed without stopping all work?
We may seal one section while the other is in use, but full draining ensures sealing is effective and safe.
How much does water tank sealing in Al Farouq cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Farouq.
