Water tank sealing in Al Hajlah Al Jadid Makkah

Al Hajlah Al Jadid is a new residential and hotel district in south Jeddah, east of Saudi German Hospital. The district sits on the course of seasonal Wadi Uranah which may flood during rare rains. Tanks here need special sealing to resist high groundwater humidity and sudden fluctuations in water table.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Hajlah Al Jadid

Most units are hotel-style or new residential. Tanks serve shared residential blocks or small hotels. The low-lying ground near the wadi is exposed to high groundwater and salt due to proximity to the water table. The method is set out in full on our Water tank sealing service.

The first reason

Hotel-style units and shared residential blocks

Units here resemble small hotels and shared residential buildings. Rooftop tanks serve multiple units with continuous high demand. Leakage means loss of large quantities and impact on many residents.

The second reason

Low-lying ground and high groundwater

The district sits at low elevation near Wadi Uranah. Groundwater humidity is high and salt seeps from soil. Tanks close to ground are exposed to moisture and internal salt corrosion.

The third reason

Wadi Uranah and rare seasonal flood risk

Wadi Uranah is dry most of the year but may flood during rare rains. Flooding rapidly raises the water table, increasing ground moisture and causing seepage from outside to inside the tank.

What we read before any material is opened

A new residential and hotel district under Crown Prince scheme five, east of Saudi German Hospital in south Jeddah, with hotel-style and residential units and empty plots. The southern extension of Ibrahim Al Khalil Road runs through it below Al Ukayshiyah, and Wadi Uranah crosses the low ground.

Cracking in the wall

Surface inspection focuses on salt corrosion and moisture damage in the low-lying area near Wadi Uranah.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints and pipes are at risk of rust from groundwater salt and persistent soil moisture.

A coating flaking away from a concrete surface

The condition of the old lining

The internal wall-to-floor joint may need special protection from salt and moisture seeping from outside.

Limescale deposits inside a water pipe

Sediment and scale

High groundwater creates external pressure on the tank, so sealing must resist this pressure.

Water pipes passing through a concrete wall

The pipe entries

Groundwater may contain salt and impurities, so external leakage risks internal water contamination.

The hatch and the vent

Rare seasonal flood events cause rapid groundwater rise, so post-flood inspection confirms no damage has occurred.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Hajlah Al Jadid

New development: ongoing construction and vacant plots between the homes

Hotel-style and shared residential units mean large tanks on high roofs with greater water pressure. Treatment focuses on resisting high external groundwater moisture and salt, plus high internal pressure from intensive use.

Questions about this district

Do tanks in low-lying areas leak more than those in high ground?

Yes. Low areas have high groundwater and more salt. Tanks need strong external sealing to prevent moisture ingress.

Why does Wadi Uranah affect tanks even when dry?

The wadi raises the water table even in dry periods. Soil moisture and salt seep through small cracks and weaken internal sealant.

Do shared tanks in blocks need different sealing?

Yes. Shared tanks are larger with higher pressure. Cracks appear faster and sealing must be stronger.

Does seasonal flooding affect underground tanks?

Underground tanks are most affected. Flooding rapidly raises the water table and external pressure may cause external-to-internal leakage.

Is external sealing enough for tanks in damp areas?

Strong external sealing is essential but internal sealing matters too. Both sides must be protected from moisture and salt.

How often should tanks in low-lying ground be checked?

One thorough inspection before use is essential. After that, routine checks every year or two help spot problems early.

How much does water tank sealing in Al Hajlah Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Hajlah Al Jadid.
