Water tank sealing in Al Kaakiyah Makkah

Al Kaakiyah is a residential district on the Al Layth road south of Makkah and apartment buildings are the main housing stock. Tanks here sit on roofs of dense apartment blocks adjacent to Souq Al Halaqa. Fumes and moisture from the market, livestock and poultry affect tanks directly.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Kaakiyah

Buildings here are medium-rise apartments built from the 1970s and 1980s, and tanks suffer rapid corrosion due to the market environment. The method is set out in full on our Water tank sealing service.

The first reason

Market fumes and livestock accelerate corrosion

Souq Al Halaqa sits directly adjacent. Fumes from slaughter, meat and live animals rise straight up. These fumes contain natural acids that rapidly corrode coating.

The second reason

Moisture from produce market and continuous water

The market sprays water all day on produce. Humidity rises high and condenses on tanks at night.

The third reason

Dense buildings with tanks surrounded by others

Tanks sit on apartment roofs surrounded by other buildings very close by. Air circulation is poor and moisture traps in the zone.

Before treatment

What we read before any material is opened

A residential district south of Makkah on Al Layth road, named after Abdullah Kaaki, owner of the original scheme. It contains dense apartment buildings with Al Shawqiyah to the west and Al Ukayshiyah to the south, and Souq Al Halaqa, a major market for fruit, vegetables, livestock and poultry, lies within the district.

A fine crack running through a concrete wall

Cracking in the wall

The foundation and floor of apartment buildings are relatively old and base cracks provide pathways for moisture beneath tanks.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints between floor and walls open due to old settlement and are major weak points.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries need care as metal pipes may be rusted from humidity and fumes.

Limescale deposits inside a water pipe

Sediment and scale

Humidity here is very high from the adjacent market and continuous water. Morning dew is heavy and evaporation is slow.

Water pipes passing through a concrete wall

The pipe entries

Weakness shows first in areas directly exposed to fumes and around weak joints.

A metal cover over a water tank opening

The hatch and the vent

Visible signs are brown rust, wet patches, seepage from joints, dull peeling paint.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Kaakiyah

Commercial area: offices, showrooms and small stores

A commercial quarter with a major adjoining market means tanks face high biological vapours and pollutants. Treatment needs advanced paint resisting acidity and severe humidity, with more frequent retreatment than other quarters.

Questions about this district

Do market fumes affect the quality of the first coat?

Yes. Acidic fumes corrode coating quickly. We need paint resistant to acidity and oxidation.

How often does a tank in Al Kaakiyah need resealing?

Typically every two years. Fumes and high humidity greatly accelerate wear.

Does high humidity prevent new sealing?

Yes. If humidity is above 85%, new coat will not dry properly. We choose timing carefully.

Do we need different sealing because the market is so close?

Yes. We use stronger barrier paint that resists acids and very high humidity.

How do we handle rust that accelerates in this environment?

We remove rust by scraping and deep cleaning before sealing. We apply a rust-barrier coat before the final paint.

Do old metal tanks need replacement instead of just sealing?

If rust is very deep, we may recommend replacement. But if surface rust only, strong sealing extends tank life.

How much does water tank sealing in Al Kaakiyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Kaakiyah.
