Water tank sealing in Al Shawqiyah Makkah

Al Shawqiyah is a dense mixed district in western Makkah with villas, apartment buildings, commercial centres and schools. Tanks here vary in size and age, some old and some new. High humidity in the area and proximity to the Third Ring Road mean thermal swings and air pollution affect coating durability.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Shawqiyah

Buildings here span many ages, some from the 1980s and others new, and tanks reflect this variety in condition and maintenance need. The method is set out in full on our Water tank sealing service.

The first reason

Villas and apartments with different tank sizes

Villas have small rooftop tanks exposed directly to sun. Apartment buildings have large roof tanks bearing higher pressures and needing stronger sealing.

The second reason

Pollutants from nearby roads

The Third Ring Road and main street are close to the quarter. Dust and exhaust accumulate on tanks and accelerate initial coating breakdown.

The third reason

Night humidity and haze cause rapid corrosion

The western Makkah area sits near hill slopes and holds night-time moisture. Morning dew settles on both metal and concrete tanks.

Before treatment

What we read before any material is opened

A dense mixed residential district in western Makkah between Al Misfalah and Wali Al Ahd, with villas, apartments, markets, schools and clinics. The district has undergone ongoing development including redevelopment of the old Al Zuhur quarter, and the Third Ring Road and Ibrahim Al Khalil Road run close by.

A fine crack running through a concrete wall

Cracking in the wall

The foundation and floor may be old in villas, so we inspect established cracks and uneven settlement beneath tanks.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Joints in metal and concrete tanks need care, especially if tanks are old and have shifted slightly.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries may pass through metal or concrete walls, each requiring different treatment for potential leakage.

Limescale deposits inside a water pipe

Sediment and scale

Humidity here is high from night dew and air pollution, causing rapid degradation of the first coat.

The pipe entries

Weakness first shows in joints and old cracks, especially in aged metal tanks.

A metal cover over a water tank opening

The hatch and the vent

Visible signs are wet patches, slow seepage and rust around joints on metal tanks.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Shawqiyah

Mixed district: shops at street level with homes above them

A mixed quarter with villas and apartments means tank diversity in size, material and age. Treatment must adapt to tank type and building age, accounting for some older villas alongside newer blocks.

Questions about this district

Why do villa tanks need stronger sealing than apartment blocks?

Villa tanks are small, elevated and sun-exposed. Higher surface-to-volume ratio means faster loss and harsher weathering.

Do road pollutants affect seal quality?

Yes. Dust and exhaust block pores in the initial coat and accelerate corrosion. Deep cleaning is needed before sealing.

How often does a tank in Al Shawqiyah need resealing?

Typically every 3 to 4 years. Pollutants and humidity accelerate wear compared to other areas.

Do metal and concrete tanks need different sealing methods?

Yes. Metal tanks need rust treatment first; concrete tanks need fine cracks filled before new sealing.

Does morning dew affect drying speed of the seal?

Yes. Dew prevents fast drying in early hours. We must choose work timing carefully and allow full drying.

Do old redeveloped buildings from Al Zuhur need different sealing?

Old buildings need careful treatment with full removal of old coating before new sealing is applied.

How much does water tank sealing in Al Shawqiyah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Shawqiyah.
