Water tank sealing in Al Maabdah Makkah
Al Maabdah is an old quarter in Wadi Ibrahim on the Al Abtah side, close to the Holy Mosque, and its tanks stand on the roofs of old apartment buildings and new towers mixed together. Moisture from daily running water and large temperature swings between lit and shaded roofs cause rapid cracks. Sealing must protect against both internal and external moisture.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Maabdah
Old and new buildings are mixed, and tanks cover roofs of dense residential blocks that consume large amounts of water and require constant storage. The method is set out in full on our Water tank sealing service.
Tanks on weak old building roofs
The old roofs beneath tanks are corroded and damp from years of water run-off and failed past sealing. Moisture and salts from the old city environment have weakened the concrete. The tank weight presses on a roof that needs extra bracing and deep sealing.
Expansion and contraction from direct sun
Roofs are exposed to sun all day and metal or concrete tanks expand sharply in midday heat and contract at night. Joints and seams crack quickly from this repeated movement. Water enters tiny cracks and travels down into the roof structure.
High water use from many residents
Al Maabdah is a very dense residential quarter with many flats per building. Daily water consumption is high and tanks run continuously, filling and emptying quickly. Constant pressure on the tank accelerates wear and leakage.
The character of Al Maabdah
Apartment district: residential blocks, repeated floors and shared entrances
The quarter mixes old and new, and tanks on old residential building roofs need specialised sealing that accounts for weak roof structure. Treatment may require partial roof repair before new sealing is installed.
What we read before any material is opened
An old quarter in Wadi Ibrahim on the Al Abtah side, a short distance east of the Holy Mosque. The district blends historic lanes and old palaces such as Al Saqqaf Palace with hotels, towers and modern apartment blocks on Al Maabdah Street and Al Masijd Al Haram Road. Nearby stand the Holy Capital Municipality headquarters and King Faisal Hospital.
Cracking in the wall
The concrete surface under the tank is damp and weak from many years, requiring removal of all deteriorated old layers before new sealing is applied.
The floor to wall joint
Cracks spread from heat expansion and constant pressure from the full tank, and joints around the tank base are very weak.
The condition of the old lining
Joints, corners and points where the tank sits on the roof need special treatment because water pools there.
Sediment and scale
Moisture is high from daily water use, evaporation from the hot surface and natural moisture in old buildings.
The pipe entries
Pipes and entry points may be very old and leak around the seams, and treatment must seal every pipe entry.
The hatch and the vent
Leakage signs, damp patches and odd tastes in water signal moisture or material entry from the old roof surface.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about Al Maabdah Sub-Municipality
Al Maabdah sub municipality climbs from Al Abtah and Al Jumayzah beside the Al Mualla cemetery up through Al Khansa and Rai Adhakhir to Al Adl, Jabal Al Nour, Wadi Jaleel and Qurtubah on the outer ring roads. It mixes hotels and pilgrim housing near the Grand Mosque with old popular houses on hillside passes, new housing schemes on valley floors that carry flash floods after rain, and industrial plots, workshops and warehouses along Al Hajj Street in Qurtubah. Street widening and expropriation leave partly demolished frontages in Al Khansa.
Questions about this district
Do tanks on old roofs need different sealing than tanks on new ones?
Yes, old roofs are weaker and need extra bracing before sealing. Part of the roof itself may need repair before the tank is sealed.
Why do tanks in Al Maabdah leak more than in newer quarters?
Old roofs are already damp and concrete has been weakened by many years of use. The tank adds weight and moisture to an already degraded surface.
Is sealing alone enough or must the roof beneath be repaired first?
Roof repair first is essential. If the roof is cracked or weak, sealing will fail quickly.
How do we handle tanks in crowded old apartment buildings?
Access is limited in narrow lanes and old blocks. We use smaller equipment and sealing methods suited to small roofs and irregular shapes.
Do nearby hotels affect the residential tank water quality?
They may raise general air humidity. But residential tanks are separate and are not directly affected unless they share water lines.
How long does sealing take in an old residential building?
Duration depends on roof and tank condition. In Al Maabdah it may take 2 to 3 days because roofs are weak and may need extra repairs.
How much does water tank sealing in Al Maabdah cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Maabdah.
