Water tank sterilization in Al Maabdah Makkah

Al Maabdah is an old quarter in Wadi Ibrahim on the Al Abtah side, very close to the Grand Mosque. Historic palaces and ancient lanes have blended with modern hotels, towers and apartment blocks. Tanks here vary widely in size and age: very old in the palaces, modern in the hotels.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Maabdah

Buildings are mixed between historic palaces, modern apartment towers and hotels, with tanks ranging from very old to new. The method is set out in full on how we approach Water tank sterilization.

The first reason

Hotels and short-term seasonal residences

Hotels in Al Maabdah have large modern tanks requiring regular maintenance. Intense seasonal use and rotating guests mean the tank faces discontinuous but heavy pressure.

The second reason

Historic palaces and old tanks

Al Saqqaf Palace and other palaces contain very old and weak water tanks. Stone foundations and ancient mud brick walls allow moisture and dirt to seep into the tank.

The third reason

Location between the mosque and hotel clusters

Close proximity to the Grand Mosque means continuous movement and fluctuating water pressure in the network. Hotels and residences throughout the quarter consume water heavily, affecting water quality in all tanks.

The character of Al Maabdah

Apartment district: residential blocks, repeated floors and shared entrances

A mixed old quarter blending historic palaces with modern hotels means tanks vary greatly in condition and size. Historic palaces contain weak tanks needing great care, while modern hotels have strong tanks but require regular sterilization due to heavy use.

Before treatment

What we read inside the tank before anything starts

An old quarter in Wadi Ibrahim on the Al Abtah side, a short drive northeast of the Grand Mosque. It contains historic lanes and old palaces including Al Saqqaf Palace, set among hotels, towers and apartment blocks on Al Maabdah Street and Al Masjid Al Haram Road. The Holy Capital Municipality headquarters and King Faisal Hospital are nearby.

Fine wet sand seen close up

Sediment on the floor

Mineral sediment and salt deposits accumulate rapidly in hotel tanks due to intensive intermittent use.

A concrete wall carrying a damp green layer

The slime film on the wall

Algae and bacteria grow in old palace tanks because moisture leaks from weak foundations.

A plastic water tank standing on a rooftop

Light and heat

Pipes in historic palaces are old, narrow and may contain rust and debris from interior walls.

A concrete surface carrying fine cracks

The lining and any cracking

Continuous moisture from stone and mud brick foundations allows salt and dirt to seep to the tank base.

A metal cover over a water tank opening

The lid and the openings

Tanks in modern hotels may contain construction debris and paint residue from recent building work.

A glass of water on a kitchen counter

What shows up at the tap

Repeated pressure swings from intense seasonal consumption stress walls and pipe connections.

How we work

  1. 1

    Inspect and record the condition

We open the hatch and work through what the tank is made of and how big it is, how deep the sediment lies, the state of the lining, whether the lid and the overflow seal, and whether there is a crack that has to be repaired before any sterilizing.

  2. 2

Drain and lift the sediment out

The water goes out, then the silt and sand are lifted off the floor by suction rather than pushed toward the outlet, because pushing them sends them into the house pipework and the heater.

  3. 3

    High pressure wash

Walls, floor, corners and the area around the outlet, until the slime film is completely gone. This is the step that makes the sterilizing after it mean anything.

  4. 4

Sterilize, rinse, then return to service

The sterilizing agent goes onto the walls, the floor and the underside of the lid and is left for its contact time, then we rinse, refill and run the furthest tap until the whole line is clear.

What water tank sterilization includes

  • A technician inspecting with a flashlight

    A recorded inspection

Material, capacity, sediment depth, the state of the lining, the lid and the overflow, all before any work begins.

  • A metal floor drain

    Draining and sediment removal

The water out, and the silt and sand lifted off the floor instead of being pushed into the outlet and the house pipework.

  • A spray nozzle in close detail

    High pressure washing

Walls, corners and around the outlet, until the biofilm that no disinfectant penetrates has gone.

  • A spray nozzle in close detail

    Sterilizing the internal surfaces

A sterilizing agent meant for drinking water tanks, applied to the walls, the floor and the underside of the lid, and left for its contact time.

  • A clean kitchen counter after treatment

    Line flush and aftercare

Rinse, refill and a flush from the furthest tap, when the water is usable again, and what to change in the filter afterwards.

  • The visit report being written on a clipboard

    The next cycle

We agree the right interval for your tank from how it is filled, how much sun it takes and the condition of the lid.

What is different about Al Maabdah Sub-Municipality

Al Maabdah sub municipality climbs from Al Abtah and Al Jumayzah beside the Al Mualla cemetery up through Al Khansa and Rai Adhakhir to Al Adl, Jabal Al Nour, Wadi Jaleel and Qurtubah on the outer ring roads. It mixes hotels and pilgrim housing near the Grand Mosque with old popular houses on hillside passes, new housing schemes on valley floors that carry flash floods after rain, and industrial plots, workshops and warehouses along Al Hajj Street in Qurtubah. Street widening and expropriation leave partly demolished frontages in Al Khansa.

Questions about this district

Do hotel tanks need sterilization more often than residential ones?

Yes. Hotels see intense seasonal use with repeated demand swings. Tanks need sterilization before Hajj and Umrah seasons.

Does moisture from old foundations affect water quality in tanks?

Yes. Stone and ancient mud brick foundations leak moisture and mineral salts into the water, causing extra sediment buildup.

How do we handle very old tanks in historic palaces?

We inspect them first for wall and base soundness. If very weak, we recommend tank replacement while preserving the historic structure.

Do water pressure fluctuations from the mosque area damage tanks?

Yes. Repeated pressure swings stress walls and fittings, potentially creating small cracks over time.

What is the difference between sterilizing an old palace tank and a modern hotel tank?

Old palaces require great care because tank walls may be weak. Modern hotels have strong tanks and tolerate high-pressure washing.

How often must a hotel tank be sterilized during Hajj season?

At least two weeks before the season and one week after. If the hotel is fully occupied, additional sterilization during the season may be needed.

How much does water tank sterilization in Al Maabdah cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Maabdah.
