Water tank sealing in Al Qararah Al Jadid Makkah

Al Qararah Al Jadid is a new district within Crown Prince development schemes with construction ongoing on residential and commercial plots. Tanks here are new but rapid building and foundations on level ground may shift slightly. Cracks appear quickly in tanks before buildings fully settle.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Al Qararah Al Jadid

New buildings here have not yet passed through a complete thermal cycle and tanks show fine cracks in bases and floor joints from natural settlement of fresh soil. The method is set out in full on our Water tank sealing service.

The first reason

Foundations on newly levelled flat ground

The ground here is level and recently prepared. Tanks sit on foundations in soil not yet fully settled, causing cracks in tank floors and wall-floor joints.

The second reason

Rapid construction and emerging tanks

Building speed means tanks are installed before site preparation is fully complete. Dust and fluctuating moisture from sun exposure affect the thin initial coating.

The third reason

Day-night temperature swings cause rapid cracking

The site is exposed with little shade and tanks face direct sun. The temperature difference between day and night causes fast expansion and contraction of walls and floors.

What we read before any material is opened

A new district along the southern extension of Ibrahim Al Khalil Road as part of development initiatives, bounded by Wadi Uranah to the south and Jabal Labanah to the north, with construction continuing on residential and commercial land.

A fine crack running through a concrete wall

Cracking in the wall

The foundation and floor are new and may subside, so we inspect floor cracks and gaps between tank and base carefully.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

The floor-wall joint opens and closes with soil movement, making it the first leak source.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries through walls need close inspection as pipes have not yet settled with the tank.

Limescale deposits inside a water pipe

Sediment and scale

Building moisture and groundwater may be high, affecting the drying speed of the first coat.

The pipe entries

The weakness in this context is fine pores and cracks allowing water through the initial coating.

Visible signs are fine cracks, wet patches on the exterior and slow seepage from joints.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Al Qararah Al Jadid

New development: ongoing construction and vacant plots between the homes

A new district means tanks are in buildings not yet settled. Foundations and soil are still moving and subsiding, so sealing must be flexible and tolerate slow building movement.

Questions about this district

Why do new tanks crack quickly in Al Qararah Al Jadid?

Foundations have not settled and fresh soil subsides gradually. The day-night temperature swing accelerates cracking.

Do fine cracks need immediate sealing?

Yes. Even fine cracks allow water to penetrate beneath the coating. Early treatment stops crack development.

How many times must we seal a tank before buildings fully settle?

We may need initial treatment then a second treatment after 6 months. Full settlement takes at least a year.

Does building-site moisture affect the seal coating?

Yes. High moisture on a construction site prevents adhesion. We wait for sufficient drying before sealing.

Are floor-wall joints more vulnerable to cracking?

Yes. The joint is the first weak point. We focus on filling these with flexible material that tolerates movement.

Do open tanks need stronger sealing than covered ones?

Yes. Open tanks face sun and water exposure, so need thicker sealing and a reflective topcoat.

How much does water tank sealing in Al Qararah Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Qararah Al Jadid.
