Water tank sealing in Shaab Ali Al Jadid Makkah

Shaab Ali Al Jadid is a brand new quarter in the Crown Prince scheme south of Jeddah, with new villas built on land that was desert. Wadi Uranah runs through it and damp soil beneath the surface may affect tanks. New tanks here need strong sealing because foundations may move with the groundwater beneath them.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Shaab Ali Al Jadid

Most villas were built in the last year, and tanks are new but Wadi Uranah passes beneath them and groundwater may cause foundation movement and concrete cracking. The method is set out in full on how we approach Water tank sealing.

The first reason

Foundations on new, unstable soil

The land in Shaab Ali Al Jadid is brand new and recently built foundations may shift slightly with changes in groundwater. Tanks sit on these unstable bases and movement cracks appear quickly.

The second reason

Wadi Uranah and groundwater pressure

Wadi Uranah crosses the district and raises groundwater during rain. Lateral pressure from groundwater can press on tank walls and cause external cracks.

The third reason

New villas and untested tanks

Villas are new and tanks have not been in use long. Small gaps and spaces in joints have not yet surfaced, but first filling will expose them.

What we read before any material is opened

A fine crack running through a concrete wall

Cracking in the wall

Movement cracks are the primary issue, from foundation shift on new unstable soil and changing groundwater.

The junction of a concrete floor and wall inside an empty tank

The floor to wall joint

Floor-to-wall joints may open as foundations shift slightly and water finds its way to corners.

A coating flaking away from a concrete surface

The condition of the old lining

Pipe entries and new pipework may move with the foundation and packing around them may crack open.

Limescale deposits inside a water pipe

Sediment and scale

Groundwater causes high external moisture around the tank and lateral pressure bears on tank walls.

The pipe entries

The tank floor may shift slightly with new soil and movement cracks appear at corners and edges.

Salt water possibly present in groundwater may damage concrete and sealing, so treatment needs an extra protective layer.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

The character of Shaab Ali Al Jadid

New development: ongoing construction and vacant plots between the homes

Shaab Ali Al Jadid is a new quarter on unstable new soil and tanks here may move with the foundations. Sealing must tolerate slight movement and lateral groundwater pressure, and we may also need to strengthen the foundation or drain groundwater before sealing.

Questions about this district

Does groundwater affect tanks in Shaab Ali Al Jadid?

Yes. Wadi Uranah raises groundwater especially after rain. Groundwater pressure on the tank from outside can cause cracking.

Why do movement cracks appear more here than elsewhere?

Foundations rest on new, unstable soil and groundwater causes slow, steady movement in the earth and the tank moves with it.

Does sealing stop groundwater seepage from underneath?

Sealing protects the inner surface, but if lateral pressure is strong, we may need to drain groundwater around the tank.

How often might sealing need to be redone in Shaab Ali Al Jadid?

If foundations settle after a year or two, sealing lasts well. But if movement continues, periodic inspection may be needed.

Do new tanks need extra foundation support?

They may if foundations move with groundwater. We may recommend strengthening the base or draining groundwater before sealing.

Do rains make the problem worse?

Yes. Rain raises groundwater, Wadi Uranah carries water, and tank pressure increases soon after rainfall.

How much does water tank sealing in Shaab Ali Al Jadid cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Shaab Ali Al Jadid.
