Water tank sealing in Al Taawun Jeddah
Al Taawun is a new suburb on Jeddah's southern edge, home to recent housing developments including the Ministry of Housing's Rawdat Al Taawun scheme, alongside rest houses and open land. Tanks here are relatively new but face early leaks from rapid construction, quick assembly and sandy soil that draws moisture upward.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Taawun
Buildings here were built in the last fifteen years and most tanks show signs of minor to moderate leaks within two to four years of installation. The method is set out in full on our Water tank sealing service.
New tanks from rapid construction
Most tanks here are recent but built at rapid pace without full concrete curing. Leaks start at the tank base where the floor meets the wall, and sandy soil pulls moisture upward from below.
Sandy soil and high water table
Al Taawun sits on low ground with absorbent sandy soil. The water table is very close to the surface, increasing hydrostatic pressure on the tank base from outside.
Rest houses demand large tanks with heavy cyclic use
Hospitality buildings operate large tanks with daily filling and draining. Repeated mechanical stress weakens the internal coating and opens fine cracks.
The character of Al Taawun
New development: ongoing construction and vacant plots between the homes
The district is new development, meaning most tanks are recent but built quickly without full curing. Sandy soil and high water table increase external pressure on tanks, so sealing here focuses on base and joint reinforcement before lining.
What we read before any material is opened
A new-development district on the Jeddah to Al Laith Road south of the city, bounded by Al Khumrah to the east and Al Sanabil to the north, with Al Hussein ibn Ali Street running through it and housing projects mixed with hospitality buildings and vacant land.
Cracking in the wall
Base inspection focuses on flaking original coating and rising damp from beneath the concrete, especially at corners.
The floor to wall joint
Joint inspection reveals fine cracks between floor and walls that have opened from repeated mechanical stress.
The condition of the old lining
Pipe entries show leaks around penetration points because the original seal was not fully cured.
Sediment and scale
Moisture from the water table is visible on the lower tank exterior and interior.
The pipe entries
Wall cracks start fine but grow rapidly from cyclic pressure and groundwater.
The hatch and the vent
Discolouration and deposits on interior walls signal early chemical reaction between water and exposed concrete.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about South Sub-Municipality
The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.
Questions about this district
Why do new tanks leak quickly in Al Taawun?
Rapid building means concrete is not fully cured before use. Sandy soil and high water table apply outward pressure on the base, accelerating leaks.
Is the leak coming from inside or outside the tank?
Mostly from below and outside. Water enters beneath the tank where the base meets the walls, not through the walls themselves.
Does a new tank need sealing right away?
If moisture stains or minor leaks appear in the first or second year, yes, it should be treated before it worsens.
Does pressure from repeated filling and draining cause cracks?
Yes, repeated mechanical stress accelerates fine cracks, especially at the floor-to-wall joint.
How do we handle large tanks in rest houses?
We focus on strengthening joints and the base and add mechanical reinforcement before applying the final lining.
Will sealing stop leaks from the water table?
Yes if the lining is tight and well adhered. But the soil and drainage around the tank base must also be checked from outside.
How much does water tank sealing in Al Taawun cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Taawun.
