Water tank sealing in Al Huda Jeddah
Al Huda is a developing residential district in south Jeddah with three-storey apartment buildings standing alongside new villas built on previously vacant plots. Tanks here range from old tanks in original buildings to new tanks in modern villas. Leaks are common in old tanks and cracks appear in new tanks due to ground movement and thermal expansion.
-
Potable-rated materials
Linings and disinfectants cleared for drinking water tanks, not general-purpose products.
-
You get the downtime first
How many hours the tank is out of service, told before we start rather than after we finish.
-
A first-draw flush
We run the first draw off after refilling, and the tank is not handed back until the water runs clear.
-
Ground and roof tanks
Villas, apartment blocks and premises that need a written record of each visit.
Why the job is different in Al Huda
Most apartment buildings in Al Huda were built 15 to 25 years ago, while new villas have begun going up on vacant plots in recent years. The method is set out in full on our Water tank sealing service.
Old apartment buildings and tired tanks
Three-storey apartment buildings have old metal or concrete tanks on roofs. The tanks have operated 15 to 25 years and are now leaking and corroding.
New villas and ground movement
New villas were built on previously vacant plots which may contain unstable soil. Ground movement and slow foundation settlement cause cracks in new tanks and pipes.
Thermal expansion and seasonal contraction
The district is exposed to large temperature swings between summer and winter. The differences cause tank expansion and contraction, and cracks appear at joints and corners.
The character of Al Huda
Apartment district: residential blocks, repeated floors and shared entrances
Al Huda combines old apartment buildings with new villas. Buildings need sealing due to long-term corrosion, while new villas need sealing that accounts for ground movement and likely settlement.
What we read before any material is opened
A residential district in south Jeddah, east of Al Sanabil, with three-storey apartment buildings and new villas on formerly vacant plots, Al Laith Road near its western edge, and Al Huda Mosque, Al Huda Park and a health centre serving it.
Cracking in the wall
Metal tanks in old apartment buildings corrode inside and out after 15 to 25 years of continuous use.
The floor to wall joint
Tanks in new villas may contain cracks from ground movement and slow foundation settlement.
The condition of the old lining
Entry and exit pipes in old buildings are corroded, and in new villas may cause cracks around entry points.
Sediment and scale
Groundwater moisture around underground tanks may increase due to ground movement and new cracks.
The pipe entries
Foundations and bases around new villa tanks may be unstable and cause slight movement.
The hatch and the vent
Seasonal leaks appear after rain and large temperature swings, affecting both old and new tanks.
How we work
-
1
Inspect with the tank empty
We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.
-
2
Clean and prepare the substrate
Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.
-
3
Make the cracks and joints good
Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.
-
4
Lining, fill test, sterilisation
Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.
What water tank sealing includes
-
Finding where the water leaves
Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.
-
Draining and sediment removal
The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.
-
Cracks and joints made good
The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.
-
Lining coats on the water face
More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.
-
Curing, fill test and sterilisation
The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.
-
A follow-up level check
We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.
What is different about South Sub-Municipality
The South sub municipality runs from the edge of Old Makkah Road down to Al Khumrah and the southern corniche. Dense residential districts sit beside new subdivisions such as Al Sanabil and Al Taawun, warehouse fringes such as Al Saruriyah and Al Sarawat, and an old seaside settlement at Al Quzayn. Open stormwater channels cross the housing, and the warehouses, the vegetable and livestock markets and the nearby Islamic Port and Industrial City give pests shelter, food and year round humidity. Pressure is greatest in the older quarters, where drainage networks are ageing.
Questions about this district
Do old apartment buildings in Al Huda need more sealing than new villas?
Yes. Old building tanks are very old and more corroded, while new villas may need protection against ground movement and settlement.
Why do new villa tanks crack when they are brand new?
Villas were built on previously vacant plots which may have unstable soil. Ground movement and slow settlement cause cracks in new tanks.
Does a leak in an apartment building tank differ from a leak in a villa tank?
Yes. Building leaks may stem from long-term corrosion. Villa leaks may come from ground movement and fresh cracks.
How long does sealing a tank in a crowded apartment building take?
Draining, repair and sealing may take 6 to 8 hours. It is best done at night or weekends to minimise disruption.
Should the tank in a new villa be inspected right after building or wait a month or two?
Right after building, the tank may need inspection. If small cracks appear, wait a month before repair to allow soil to settle.
Does tank sealing solve the ground movement problem in new villas?
Sealing prevents leaking. But if ground movement continues, new cracks may appear one or two years after sealing.
How much does water tank sealing in Al Huda cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Huda.
