Water tank sealing in Jarwal Makkah

Jarwal is a dense quarter north west of the Grand Mosque where old Makkan family houses have mostly become budget hotels and seasonal pilgrim lodgings. The historic Bir Tuwa well stands among the modern blocks, and Jabal Qaiqaan rises to the east. Tanks here serve large seasonal guest flows and endure very high usage pressure.

  • Potable-rated materials

Linings and disinfectants cleared for drinking water tanks, not general-purpose products.

  • You get the downtime first

How many hours the tank is out of service, told before we start rather than after we finish.

  • A first-draw flush

We run the first draw off after refilling, and the tank is not handed back until the water runs clear.

  • Ground and roof tanks

Villas, apartment blocks and premises that need a written record of each visit.

Why the job is different in Jarwal

Seasonal hotels receive large numbers of pilgrims and visitors during the season, and tanks operate under very high usage pressure with repeated leaks. The method is set out in full on how we approach Water tank sealing.

The first reason

Small hotels and overcrowded tanks

Old buildings were converted to small hotels quickly, and original or new tanks were not designed for large numbers. Pressure on the lining is very high and leaks begin fast during the season.

The second reason

Damp environment from intensive water use

Hotels use a lot of water, bathrooms run long hours and foundations stay constantly wet. Moisture seeps and weakens the seal from outside while pressure pushes from within.

The third reason

Age and rapid deterioration under use

Old houses, old hotels and old tanks deteriorate fast under pressure. Lining erodes from salt, moisture and additional strain.

Landmarks of Jarwal

Access to tanks in Jarwal runs via Al Taysir Street and Umm Al Qura Road from north and west. Jabal Qaiqaan defines the quarter to the east and the historic Bir Tuwa well provides an old landmark among modern hotels.

What we read before any material is opened

A dense commercial quarter north west of the Grand Mosque where old houses have been converted into small hotels and temporary lodgings. Jabal Qaiqaan bounds it to the east and Al Taysir Street and Umm Al Qura Road carry traffic towards the mosque from north and west.

Cracking in the wall

Inspection of pipe entries and exits focuses on multiple connections and complex joints where pilgrims divide water among many floors.

Long cracks start from high and continuous pressure from intensive seasonal use.

The condition of the old lining

Inspection of floor-to-wall seams reveals rapid leaks under constant load from large numbers.

Limescale deposits inside a water pipe

Sediment and scale

High moisture from bathrooms and continuous use causes lining erosion from outside and internal pressure.

The pipe entries

Salt and minerals in water sediment on the inner surface and penetrate the lining through fine cracks.

How we work

  1. 1

    Inspect with the tank empty

We drain it and read the surface dry: whether the water leaves through a crack, a joint or a pipe collar, and what the outer face of the wall and the ceiling below are telling us. A level test with the valves closed separates a leaking tank from leaking pipework.

  2. 2

    Clean and prepare the substrate

Sediment out, a high pressure wash, the loose old lining and the weak surface layer of the concrete taken back, then dried. The material grips sound substrate and nothing else.

  3. 3

Make the cracks and joints good

Cracks are chased out and filled with a repair mortar, a cove is formed where the floor meets the wall, and every pipe collar is treated on its own.

  4. 4

    Lining, fill test, sterilisation

Successive coats, each run across the one beneath it, on the face the water touches. Then a full cure, a fill with the level watched, and sterilisation with the first fill run to waste before the tank returns to use.

What water tank sealing includes

  • A technician inspecting with a flashlight

    Finding where the water leaves

Carried out drained and dry: cracks, joints, pipe collars and the outer face of the wall.

  • A metal floor drain

    Draining and sediment removal

The last of the water and the settled layer on the floor come out, because a lining does not stick over sediment.

  • A gloved hand applying bait into a joint

    Cracks and joints made good

The crack opened and filled, a cove formed at the floor to wall junction, and each pipe entry worked separately.

  • A spray nozzle in close detail

Lining coats on the water face

More than one coat, each crossing the one below, in material made for drinking water tanks rather than roof waterproofing.

  • A clean kitchen counter after treatment

    Curing, fill test and sterilisation

The material is left to cure, the tank is filled and the level watched, then sterilised and the first fill run to waste. How long the cure takes follows the material and the weather, and we tell you before the date so you can plan around the supply.

  • The visit report being written on a clipboard

    A follow-up level check

We come back once it is in service to read the level and check the outer face, because any remaining loss shows up then rather than on the day of the work.

What is different about Al Ghazza Sub-Municipality

Al Ghazza sub municipality wraps around the north and west of the Grand Mosque, from Al Shamiyah, Al Qararah and Shaib Amir round to Jarwal and Al Taysir. Large tracts were cleared for the northern expansion and the Rua Al Haram scheme, leaving excavated ground and open construction sites beside ageing blocks that now serve as dense seasonal lodgings in Jarwal and Al Taysir. Old flood paths still fall from Jabal Qaiqaan and Jabal Khandamah towards the mosque, and markets and eateries crowd Al Masjid Al Haram Road and Umm Al Qura Road.

Questions about this district

Why does the tank in a seasonal hotel always leak even after repair?

Continuous pressure and heavy use strain the lining hard. The damp and salt-laden environment accelerates failure and repairs may last only weeks under load.

Is it cheaper to replace the tank than seal an old one?

If the tank is very old and under high pressure, replacement may cost less. But strong sealing can extend life for years.

What if the tank is too small and the hotel needs more water?

Sealing the tank will not increase capacity. You may need an additional tank or larger one.

Does hotel moisture destroy any new seal?

Moisture accelerates deterioration but strong sealing lasts years. Annual inspection and quick repair of small cracks helps.

Does dirty hotel water cause leaks?

Dirty or rusty water may indicate a leak but is not the direct cause. Leaks allow contaminated groundwater to enter.

How often must we inspect the tank in a seasonal hotel?

At least monthly during the season. High pressure can cause new cracks quickly and repeated inspection is vital.

How much does water tank sealing in Jarwal cost?

It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Jarwal.
