New buildings often stand empty for weeks or months before furnishing and occupation. Ants settle easily because they have no human competitors for food found in the building itself.

Services are still incomplete and rough roads and ongoing building make some properties hard to reach. This means delayed treatment and difficulty locating nests.

Before treatment

The species and the trail decide the bait

The district sits between the Fourth Ring Road and Al Usaylah on rising ground, with planned residential plots, scattered new apartment blocks, and services still being completed.

The trail and its direction

The trail starts from surrounding soil and farms, enters via the foundation or building gaps, then spreads through the voids.

Moisture before food

Dampness from building water and temporary drainage draws ants to foundations and below-slab voids.

We follow the line from where you see it to where it enters, and establish the species, what it is feeding on and the moisture keeping the nest close.

Matched bait placed on the trail

We choose the matrix from the feeding preference and place it on the trail itself, leaving the trail intact so the workers carry it to the queen and the brood.

Treat the perimeter and close the ways in

An external treatment at the wall base and the openings, and we point out the cracks, pipe entries and any branch touching the building.

The follow-up visit

We come back once the bait has worked through the nest, check the trail is gone, and look for a satellite nest if a new line has appeared.

Species, entry point and the direction of the nest, established before anything is applied.
Bait matched to the colony

Sugar or protein according to what the workers are carrying, placed on the trail rather than near it.
An external perimeter treatment

A band at the wall base and the outside openings, with the indoor trail left unsprayed so it keeps carrying bait.
Moisture points and entries

Condensate lines, sink surrounds, weep holes and pipe entries, which are what keeps a nest against the building.

Yes, empty buildings attract ants more. The building structure itself holds food, water and shelter for ants, with no human competition. Early treatment before occupation is best.

When is the best time to treat a new building, before furnishing or after?

Before furnishing is best. An empty building is easier to access and treat completely. After furnishing and occupation, treatment needs more care and furniture may need moving.

Are ants in a new district stronger or weaker than in old quarters?

Ants here are different, not stronger or weaker. But they establish faster in empty new buildings. Old quarters have entrenched nests, and new ones have fledgling colonies.

I saw small black ants in the unfinished building work. Is it the same type as those from the neighbouring farms?

Possibly. Overturned earth carries ant nests from farmland into the building. Treatment must address whatever type is present, regardless of where it came from.

While building is underway, is treatment effective or should I wait until it finishes?

Treatment works but the works increase moisture and dust. It is better to treat before building starts, then follow up after it ends. Treatment during works needs more frequent repeats.

After building finishes and occupation begins, do ants return from neighbouring districts?

They may return, but slowly. The new district now has its own barrier and residents help protect their buildings. Return takes weeks, not days.
