Bird and pigeon control in Al Kawthar Jeddah
Al Kawthar is a new district east of the airport with modern villas and apartment blocks and vacant plots dispersed between the buildings. Pigeons settle on smooth new rooftops here, and the gaps between projects give them freedom to move and search for fresh nesting sites across the developing area.

Why they keep coming back in Al Kawthar
New rooftops and half completed projects give pigeons multiple landing points and shelter options before the villas and blocks are fully finished and the landscape densifies. The method is set out in full on how we approach Bird and pigeon control.
Wide empty streets offer long unobstructed flight runs
Al Kawthar streets are wide and buildings sit far apart from one another. Pigeons fly long distances without obstacles and land on any smooth roof they see. These open spaces give them far more freedom to move than in completed, tightly packed districts.
Ongoing construction leaves safe refuges
Projects under construction provide varied shelter: incomplete roofs, steel frames, exposed building materials. Pigeons test all of these before settling on a villa or block. A deterrent on one house is not enough if the pigeon finds refuge in a nearby building site.
Incomplete infrastructure draws pigeons in
The sewer system is not yet finished, and water collects in scattered spots and open channels. Pigeons drink from this water and settle nearby. A roof deterrent alone does not cut off the water and shelters that surround it.
Al Kawthar on the map
Al Kawthar sits about 4.5 km from Umm Hablain and about 5.5 km from Al Rayyan.

Ledge width
Ledges on new villas and apartment blocks in Al Kawthar are smooth and straight, making them highly attractive to pigeons searching for safe spots.
Air conditioning platforms
Air conditioning units on new villas sit on flat platforms and provide safe launch points for pigeons before they nest.
The nest itself
First nests in Al Kawthar are simple because pigeons are new to the area, and removal is quick with no nesting resistance.
The droppings pattern
Droppings are light in new areas, but pooled water provides drinking water, which encourages pigeons to stay.
Openings and shafts
Openings in modern apartment blocks are limited, but incomplete roofs and construction sites provide alternative entry points.
Around the roof tank
New roof tanks are tightly sealed, but water pooling around the villa provides a steady drinking source for pigeons.
How we work
-
1
Survey the roof and the facade
We walk the roof, the projections, the condenser platforms and the shafts, separate the nesting positions from the perching ones, and measure and photograph every ledge.
-
2
Strip the nests and treat the parasites
Droppings are wetted before they are lifted so nothing goes airborne dry, bagged closed, and the nest position is treated for ticks and mites before the surface is sanitised.
-
3
Close and fit
Netting tensioned on a perimeter wire with no gap at the corners, spikes or wire on the narrow projections, metal mesh across vents and shafts, and the roof drains freed of the nest material packing them.
-
4
The follow-up visit
We come back to check the tension, the corners and any position the flock has moved to, and correct what has slackened before a bird finds it.
What bird and pigeon control includes
-
A recorded survey
Every ledge, condenser platform and shaft, photographed, with nesting separated from perching before anything is chosen.
-
Nest removal and drain clearing
Lifted wet rather than swept dry, bagged closed, and the roof drains freed of the nest material packing them.
-
Parasite treatment and sanitising
The nest position treated for ticks and mites, then the surface the droppings sat on sanitised.
-
Sealing and fitting the deterrents
Netting tensioned on a perimeter wire, spikes or wire on narrow projections, and metal mesh across ventilation openings.
-
Aftercare instructions
The condensate water, food left on the roof, and what should not sit beside a ledge if the attraction is to stay gone.
-
A follow-up on tension and corners
Netting slackens and corners open over time; the visit corrects that and closes any new position.

Questions about this district
The villa and block have no residents yet. Why fit the deterrent now?
An empty villa is far more attractive to pigeons than an occupied one. Without people moving around and noise, they settle easily and build a nest. Fitting now stops the problem before it starts, and it costs far less than removing a full nest after residents arrive.
The street was damaged by the drainage project. Does that affect the deterrent?
Damaged streets do not affect the deterrent itself. The roof deterrent is stable and safe. The bigger impact is that standing water attracts more pigeons, so we advise fixing the drainage quickly.
A project is still under construction next to the villa. Does that draw pigeons?
It draws them heavily. Pigeons land on building frames and incomplete roofs, then fly to your villa. Once the project finishes, your deterrent will protect you from pigeons coming from the rest of the district.
Damp ground and pooled water affect the foundations. Will the deterrent last?
Metal deterrents endure for years, even in damp conditions. But standing water gives pigeons constant drinking water. We advise draining water quickly from around the villa and apartment.
Will pigeons come back once construction around the villa is finished?
No, if we fit a strong deterrent and the ledge is secure. Pigeons do not return to places with a strong deterrent fitted. But if the rest of the district is left unprotected, pigeons will return from other areas.
What is the difference between a new villa and a new apartment block for pigeon settlement?
Villas have lower roofs and apartments are taller. Pigeons settle on both, but treatment differs. Apartments offer pigeons multiple nesting points, while villas offer only one.
How much does bird and pigeon control in Al Kawthar cost?
It is set after the inspection, because the price follows the type of infestation, the size of the space, how far it has spread and the number of visits it needs. Send a photo and a description on WhatsApp and we will give you an estimate before we reach Al Kawthar.
